What is KB Home Building in Stapleton Now?

KB Home is going strong in Stapleton with available homesites in the Beeler Park and Bluff Lake neighborhoods! Check out this post to learn the basics on pricing, lots, what’s new & more.  If you like what you see, we’re here to help you through the entire new home building process!

Beeler Park – Wildflower Collection
KB’s Wildflower collection is actively selling in Beeler Park with a brand new model at 5933 Alton Street.  There are 5 family-friendly floor plans to choose, ranging from 1,600 – 2,200 sqft above ground sqft – and if you add a finished basement, these homes can have over 3,000 finished sqft!  Check out all 5 plans here.  You’ll see that the floorplans range from 2-4 bedrooms, but KB also has options to add square footage and bedrooms to each plan if you would prefer more space.  One of the best features of KB Home is the ability to upgrade and customize as you see fit.  KB starts out among the lowest price point of all Beeler Park single family homes (in the mid $400s) – and you can upgrade as you see fit, expand the floorplans, finish the basement – or stick with the standards and have one of the most affordable single family homes in the neighborhood!

So what is included with this great base price?
– Unfinished basement
– 9 ft ceilings standard on main level
– All exterior elevations are the same price
– Stainless Steel Appliances
– LED lighting
– Zero energy ready option

So what can you expect?  Depending on your finish selections and taste, we think these homes will end up in the low to mid $500k’s once all selections are made.  Great example of pricing – as of the writing of this post, KB Home’s Wildflower collection has a quick move–in (Sept) Verbena with 4bd/3.5ba, a finished basement, gourmet kitchen with quartz countertops, fireplace and plentiful upgrades for $550,337 “all-in”!  Of note, these homes face courtyards that are for the use of the homes on the courtyard (you can see an example at the KB model on Alton).  Due to this feature, a second HOA exists on these homes (in addition to the $40/mo master HOA) which is currently $97 per month.  That second HOA maintains the courtyard landscaping, handles snow removal, etc.

Interested in one of these plans?  Here is a map of the single family KB Home lots in Beeler Park available for reservation now (planned completion between Jan-Apr 2018).  Like the homes but don’t love the current available lots?  No problem.  KB Home will take a $1,000 check and give you a first right of refusal on a future lot. That means you have the first right to buy that lot when it becomes available.  If you decide not to buy the lot when it does become available you can get the $1,000 back.  Note that they will do this for you but only on lots that are releasing fairly soon, they don’t want to reserve lots that aren’t releasing for a long time.

Beeler Park – Villa Collection:

Paired Spec Home- Beeler Park

KB Home is also building their Villa collection paired homes in Beeler Park.  These paired homes are similar to the ones that they’ve been building in other sub-neighborhoods like Willow Park East, Wicker Park, etc.  KB is building 3 plans – the Cedar, Maple and Spruce.  For the Villa collection, you are looking at about 1,300 to 1,500 square feet above grade, not including a basement (a crawl space is standard, but you can add a finished or unfinished basement if you like!). All the Villa homes have options to increase the square footage of the second floor – so if you think they may be a bit small – be sure to investigate a little further. We estimate the prices will be in the mid-high $400k’s once all selections are made. Check out the Beeler Park Villa home locations here. There is also a great opportunity to own sooner rather than later in this collection!  As of the date of this article, KB Home has 2 Cedars and 2 Maples available for August/September move in!  All homes have mountain views, unfinished basements, 3bd/2.5ba and range from $447k – $469k with all finishes selected and included.  Please let us know if we can take you out to see these homes and/or send additional information!

Bluff Lake – Villa Collection:
Calling all Anschutz Medical Campus staff! KB is also building the Villa paired home collection in Bluff Lake, and we have seen that these are popular with Anschutz Medical Campus staff who are looking for biking proximity to campus and Stanley Marketplace at an affordable price point. Also very exciting – you don’t have to wait for a great home!  KB has a Cedar model with the alternate second floor and excellent finishes priced at $453,000 available NOW!  We would be happy to schedule a showing for you… and we may be able to help get you a bit of a deal on the price ;). Additionally, KB has a couple of homes that have already been started and will be ready before the end of the year, including a Hemlock w/standard upstairs and an unfinished basement for $413,188 with all interior finishes chosen and included in the price!

Quick move-in- Bluff Lake neighborhood

These paired homes are similar to the ones in Beeler Park but there are some important distinctions.
My favorite difference?  The price point!  These homes start at about $358,000 which means it is entirely possible to end up with a brand new home within close proximity to campus for about $400,000.  That being said, we think most buyers will end up in the low to mid $400s after extending the second floor and adding key upgrades like solid surface counters and upgraded flooring.  Keep in mind that these homes are in the Aurora School District rather than the Stapleton DPS Enrollment Zone, which are currently higher rated schools.  This area also has a slightly higher tax rate than the rest of Stapleton.  As always, we would be happy to work up a price estimate for you to see if this could be your new home!

KB is offering 3 plans in this area, the Hemlock, Cedar and Maple.  Paired homes range from 1,300 to 2,500 finished sqft and all floorplans have the option for an extended second floor (highly recommended) and a finished or unfinished basement (a crawl space is standard). That’s the update on KB Home right now in Stapleton!  Plenty of availability for buyers in the low $400s – mid $500s!
