Focus On Design: A Major Laundry Room Makeover

Yes, Central Park Still Has New Builds: Touring the “Contour” Townhome Release
New townhomes are coming to Central Park! Brookfield Residential is launching the Contour collection this April, and we got an early look at the models before they hit the market. Think modern three-story designs, open-concept living, and a walkable Northfield location near shops, dining, and parks.

Inventory is building in Central Park, with 29 new and coming soon listings hitting the market this week and more than 90 active listings currently available. For buyers, that level of selection creates optionality — and with it, higher standards. Today’s buyers are comparison shopping, and the homes winning multiple offers are the ones that check every box: compelling presentation, strong condition, and accurate pricing from day one.
The gap between well-positioned listings and everything else is becoming increasingly apparent. Homes that feel dated, show deferred maintenance, or carry even a modest price premium over market value are sitting longer and frequently requiring reductions before attracting an offer. In this environment, pricing discipline and presentation quality aren’t just advantages — they’re prerequisites for a successful sale.

Under Contract Homes This Week
Fourteen homes went under contract in Central Park over the past seven days — a meaningful pulse of activity that reveals as much about buyer behavior as it does about market momentum. Of those, six were under contract within the first week of listing, a reliable signal that they were priced accurately and presented well. In a market where buyers have abundant choices, that kind of swift engagement doesn’t happen by accident.
We saw 13 home sales close in the neighborhood this week. The average days on market was just 5 days, but the maximum was 49. The relationship between time on market and final sale price is one of the most consistent patterns in real estate, and Central Park is no exception. The homes that closed this week sold anywhere from 93% to 103% of the original list price. The data tells a clear story: the longer a home sits, the more negotiating leverage shifts to the buyer.

A home that lingers on the market for three months or more is, on average, selling for roughly ten percent less on every dollar compared to one that goes under contract in the first week. That gap rarely closes — and it compounds quickly. The window of maximum buyer attention is narrow, and it opens at the moment of launch. Pricing and presentation decisions made before a home hits the market don’t just shape the first impression; in many cases, they determine the final outcome.
All Active Central Park Listings
There are now 93 active listings in the neighborhood. You can see them all in the link above. We often highlight our clients’ homes, and homes that have been extensively renovated or have unique features, but sometimes it’s nice to show some appreciation for properties that are beautifully maintained, offer great walkability, or have very little maintenance because they’re part of an HOA that’s actually managed well. For that reason, I wanted to showcase this great townhome on the south end that offers all of those benefits and more:
