Are there still new builds available in Central Park? Yes! In our real estate update for the week on Central Park we’ll give you the scoop on available new build homes from David Weekley Homes, Brookfield Residential, and Boulder Creek Neighborhoods. Plus we’ll show you all the new active, under contract and sold deals from around the neighborhood.
Even though you may have your mind on other things right now, like the Broncos game tonight or the fact that for many of you this is the last summer weekend, we tend to see a good pop in real estate activity right after the kids get settled into school. Ok, let’s cover these new builds right off the bat. If you’re not finding the home you want in the resale market these new builds may be a perfect fit. You get a brand new home, likely some financing incentives and a builder home warranty!
Builder Update: David Weekley Homes. Mariel Ross from our team has the scoop on David Weekley and their last row homes available in the neighborhood (after building here for 20 years!).
Builder Update: Brookfield Residential. In this post Rebecca Fawcett from our team will give you the details on the remaining available homes in their 4 series. (They have large single family homes, mid size single family homes, paired homes and an awesome townhome series to choose from!)

Alright let’s take a look at the latest market activity from around the neighborhood.
New Listings
This week we had 12 new resale listings hit the market in Central Park. Here is one of our favorites:
3550 N Uinta St Unit #7: $639,000
This townhome right next to the A Line light rail stop is listed by our friend Lane Lyon with Coldwell Banker Realty. I love the stylish modern look of these townhomes inside and out! Plus I think as the whole transit-oriented development grows around these homes they are going to end up being a really fun place to own. Eventually I think there will be coffee shops, restaurants, hotels and more all right out your front door.
What else looks interesting? It think 2866 Akron St that was just listed by Melinda Howlett with Compass Denver looks intriguing! It’s really well done inside and has some awesome outdoor space. In the upper $600k’s this one looks like it will move fast! You can check this one and all the other new listings in the link above.
Under Contract Homes
This week 8 homes went under contract in the neighborhood. 5 of the 8 went in the first week on the market! This really reflects what we’re seeing in the market overall. Yes, there are fewer buyers out there because of the increased interest rates, but there also isn’t much home inventory at all. This is creating a pretty balanced market in my opinion, where both sides have some power in the negotiations. It seems to be resulting in some more balanced outcomes, where the seller doesn’t win on every single negotiation point (as they have been for quite a few years!).
Sold Homes
There were 8 homes that closed in the past week. Always fun to take a spin through these and see what things are closing for. You can do that in the link above.
All Active Homes
There are 49 active resale listings on the market in Central Park right now, which is consistent with the inventory levels we’ve seen for a while. The market overall seems very steady and balanced lately.
For Rent Homes
Here are 7 active for lease listings on the MLS in the Central Park neighborhood right now, which you can see in the link above.
