This week’s Focus on Central Park brings you the latest real estate listings and data. This includes New, Coming Soon, Under Contract, recently Sold, Rentals, and information on open houses. This time of year is historically slower and this week’s numbers support this trend. Fewer new homes hit the market than in previous weeks, fewer closed sales, and fewer homes went under contract. The holiday slowdown has begun, and we’re seeing market activity at about half of what it was during the spring peak. That said, savvy buyers are still out there and there are great opportunities to be had. As many sellers have seen days on market grow, they may be motivated to sell before the end of the year.
We only had 3 new and “coming soon” homes hit the market this past week, which shows the slowing market as we head into the holiday season. One of the new listings in the last week that caught my eye is 7790 E 32nd Avenue, an Infinity Lime located on a corner lot in Central Park West. I love the open feeling and high ceilings in this floor plan and the beautifully landscaped yard. The location is arguably one of the most walkable locations in Central Park with easy access to the 29th Ave Town Center, FlyteCo, Sprouts, Central Park, and Quebec Square. The list price is $1,300,000 and it’s listed by Jessica Northrup with Compass.




In the past week, 8 homes sold in the neighborhood. Prices of sold homes ranged from $291,645 to $1,150,000. We saw just 6 homes go under contract in the past week in Central Park, further proof of the slower holiday season upon us.
There are currently 63 active and “coming soon” properties in Central Park.
