This Week in Stapleton Real Estate

Here’s the latest on the Stapleton real estate market including all the new listings, under contract deals and sold homes from the last week!

(Before we jump into our weekly real estate post we wanted to provide you with a roofer.  As you know, much of Stapleton was hit with hail last week and it may be smart to have your roof checked out.  We use Ben Rogers with Skyline Roofing & Exteriors who can be reached at (303) 870-9265.  He’ll meet with your insurance agent and review the roof as your advocate, making sure your insurance claim is approved if the roof truly does need replacement.  Now on with this week’s update…)

New Stapleton Listings This Week

There are 10 new listings that hit the Stapleton market this week.  Most of these are single family homes, rather than condos and town homes like we saw last week.

If you love the Parkwood East Coast exterior look but want to be in the $600k’s a few good options popped up this week.

If you’re looking for something in the $600k’s that’s walking distance to light rail the Thrive at 7936 E 35th looks really appealing.

Under Contract Stapleton Homes This Week

We saw 12 Stapleton homes go under contract this week. Looking at the stats, the median days on market was 6 days!  Said another way, half the homes that hit the market one week are gone by the next week.

Sold Stapleton Homes This Week

There were 10 Stapleton home sales that closed this week.  The end sales price when compared to the original asking price was 99.68%.  So sellers are getting just about every penny they ask for in terms of price.  Sellers are also still typically calling the shots in terms of when they give possession as well, so if you’re a buyer expect to provide the seller with a short “lease-back” period after closing.  This allows the seller to cash out on their home, purchase their next one, move and then provide the buyer with possession.

See All Stapleton Active Listings

We now have 39 total active resale listings in the neighborhood, which is the most we’ve had all year.  Ok last week it was 38, so it’s not like we’ve exactly seen a “pop” in inventory! We expect the inventory to climb through May and June before slowing down when everyone focuses more on vacation in July.

With 39 houses on the market and about 48 per month selling we have slightly under one month’s worth of inventory on the market.  Sellers remain in control due to low inventory, but that doesn’t mean buyers necessarily have to blindly pay full price.  Make sure you do your homework as a buyer and verify that the home your buying is at a price comparable to other similar recent sales.

Resale Stapleton Buyer & Seller Needs

Our Active Buyer Needs…

Under $325k, anywhere in Stapleton, 2+ beds (not part of the affordable housing program)

$550k – $650k range, prefer south side of Stapleton, 3+ beds, office, lean towards traditional finishes.

$550k – $700k range, Stapleton south of I-70, 3 beds, home office (or 4 beds), prefer more traditional finishes.

$800-$950k range, Central Park West location only, 3000+ finished sf, like Parkwood and Infinity homes.

Sellers Coming Soon…

Mid $500k’s – Wonderland Homes “Cimarron” floor plan in Conservatory Green. Like new. Sleek finishes, finished basement, 4 bedrooms, South facing, private backyard and shared courtyard out front. Timing of listing TBD.

Low $600k’s – Thrive Home Builders “Belcaro” floor plan in Central Park West. Corner lot, open layout, tons of upgrades and a finished basement! 4 beds and over 3,000 finished sf. This one is a good fit for someone with patience, it won’t hit the market till late summer with a mid fall possession date for the buyer.
