This Week in Central Park Real Estate 1.27.23

Now that the Stock Show is over, you have permission to take down your holiday lights. If you prefer to leave them up, that’s great too; holiday cheer throughout the year! There may not be Mutton Bustin’ this weekend but there are plenty of other fun attractions to see. For all you winter lovers, check out the X Games in Aspen, UllrGrass Music & Beer Festival in Golden, or the Snow Sculptures in Breckenridge. For those of you longing for warmer weather, the Denver Boat Show and Colorado Motorcycle Expos start this weekend. Here is a list of 188 activities throughout the state. Looking for something right here in Central Park? Don’t miss the Lego Pop Up or the Lunar New Year Celebration at the Stanley Marketplace.

The Focus Real Estate team recently added Property Management to the list of services we provide in the NE Denver area. If you simply need help finding a tenant, running background checks and signing a lease, we can do that. If you’re looking for full property management to handle turnovers, maintenance, repairs, rent collection, financial reporting, etc. we can do that as well. Joe Phillips explains more in this brief video. Not sure if using a management company is right for you? Here are 10 things to consider. If you’re a landlord, or thinking about becoming one, this video discusses the Denver licensing program, who needs a license, and how to get one.

Lastly, before jumping into this week’s real estate listings, I wanted to mention our Living Near Anschutz Guide (www.livingnearanschutz.com). If you’re planning a move to Denver for a job at the University of Colorado Hospital, Children’s Hospital, the VA, or another organization on the Anschutz Medical Campus, this guide discusses 4 nearby neighborhoods, home financing options for medical professionals, short-term housing, local schools, and more!

Now, onto this week’s Real Estate!

New Listings

We had 7 new resale listings hit the market this week in Central Park and I’m loving these two:

10148 E 31st Ave

This fabulous 2 bed/2.5 bath townhome is located in the heart of Central Park’s Eastbridge neighborhood! Just 1 block from the town center with shops, restaurants and a grocery store. The kitchen features stainless steel appliances, granite countertops, a center island and a large pantry. Each bedroom has its own ensuite bathroom, and the primary bedroom has a fantastic nook with barn doors; the perfect place to read, work, or do yoga. The attached 2-car garage has additional overhead space and convenient shelves for all your storage needs. With snow removal and exterior maintenance covered by the HOA, shoveling snow will become a thing of the past! Listed for $500,000 by Stacy Grissom of Focus Real Estate.

6374 Fulton St

Just steps from the Rocky Mountain Arsenal Wildlife Refuge, this 4 bed/3.5 bath home sits on an incredibly spacious corner lot with a huge yard and amazing mountain views. The wow factor continues inside where stunning luxury vinyl plank flooring flows throughout the main and upper levels. The kitchen is complete with stainless steel appliances, quartz countertops, decorative tile backsplash and statement lantern-style pendant lights. A bright and airy primary bedroom with ensuite bath is located upstairs along with 2 secondary bedrooms, an open loft area, a second full bath and the laundry room. Don’t miss the finished basement with another bedroom and full bath. Listed for $750,000 by Jason Cummings with Compass – Denver.

Under Contract Homes

8 homes went under contract this week. That doesn’t include more than a dozen new construction spec homes and dirt starts that have gone under contract recently. Seems like buyer activity is picking up a bit as interest rates took a little dip.

Sold Homes

There were also 8 homes that closed in the past 7 days. The homes ranged in price from about $250,000 to about $1,050,000. If you’re considering selling your home in the coming months, we’re always happy to do a free, no-obligation valuation to help you gauge what your home is worth in the current market.

All Active Homes

There are 24 active resale listings on the market in Central Park right now, with additional quick move-in and ready to be built new homes available from local builders. Not sure which option is the best for you? Give me a call or send me an email; I’d love to walk you through the options.

That’s it for this week! If you want to talk Real Estate or you have a topic you’d like to see covered in the Central Park Scoop, let’s chat! Send me an email at kailee@focus-realtors.com or call/text me at 720-633-6282. Have a great weekend! – Kailee
