This Week in Stapleton Real Estate

New Stapleton Listings This Week

There are 13 new listings that hit the Stapleton market this week.  Of the 13, 8 are in the $300k’ s – $400k’s price range which is always a sought after price point in the neighborhood.  So for many buyers in that range this may be their weekend!

Not finding what you want in the resale market?  There is a lot coming in the near future in the new build side of things.  Although the builders are pretty low on inventory for the most part there will be a ton of new lots and new home series coming in the August/September time frame in Bluff Lake and in the “to be named” neighborhood North of 56th Ave.  I’ll be watching these areas closely and keeping you posted so if you’re interested be sure to sign up for the Scoop.

Under Contract Stapleton Homes This Week

There were 14 Stapleton homes that went under contract this week.  Many of these sold in 2-3 days, especially in the lower price ranges.  More expensive ones typically took a little longer, which is normal.

There were 15 closed sale this week.

There are now 48 total active listings in Stapleton.  With roughly 50 properties going under contract per month lately this means we have about 1 month worth of inventory on the market.  Still a strong seller’s market, a more “balanced” buyer/seller market would be about 6 months of inventory.  So overall seller’s still have the leverage in most situations.
