New Stapleton Listings this Week

There are just 8 new listings this week, which is not enough to keep up with buyer demand lately.

We just listed a single family David Weekly Home in Central Park.  Open concept, finished basement and a walkable quiet location.  Priced at $619,900.  More details here.

We also just listed a stunning former Infinity model home in Central Park North.  Corner lot, walk to light rail or Central Park, & amazing custom upgrades throughout.  Priced at $925,000.  More details here.

Under Contract Stapleton Homes this Week

There were 16 Stapleton homes that went under contract this week.  What can we learn from these?  Well, over half of them sold in the first 5 days.  Same old story, low inventory is driving high demand.  So if you’re a buyer and you’re looking at a well priced home that shows well you should expect you may have some competition.

9068 E 23rd Ave is a good example of homes that are selling before they even hit the market.  There is a close knit group of local agents in Stapleton and it’s not uncommon for homes to sell before they even get listed on the market.  Learn more here about how a local agent may help you find that home you’ve been looking for.

As I mentioned there are only 29 total active listings in Stapleton.  With 16 homes going under contract this week alone that means we have a whopping week of inventory on the market!  That’s nuts.  If you have a house to sell the market needs your listing!

$400k – $475k range, anywhere in Stapleton, 3+ beds, flexible buyer.

$550k – $650k range, prefer South side of Stapleton, 3+ beds, office, lean towards traditional finishes.

$550k – $675k range, any location, 3+ beds, open concept, lean towards more modern finishes.

$650k – $850k range, prefer north side of I-70, 2,800 + finished sf and they lean towards more modern finishes and Infinity homes.
