This Week in Stapleton Real Estate

Here’s the update on the Stapleton real estate market for the week.  Even if you’re not in the market to buy or sell right now you can still check out the new, under contract and sold listings for the week.

New Stapleton Listings This Week

There are 9 new listings this week, 5 of which are in the $500k’s so if that’s your price range you may be in luck!

The new listing on Hanover is in a good spot between Stanley Marketplace and the Eastbridge town center and it has 4 bedrooms up which is rare in the low $600k’s.

Under Contract Stapleton Homes this Week

There were just 5 Stapleton homes that went under contract this week.  Most of them took at least a few weeks to go under contract.  So are things slowing down a little?  Actually it doesn’t feel like it, we’re working with a lot of buyers and sellers preparing to make moves in the spring so I think we’re just seeing a normal seasonal slow period.  Homes aren’t selling as fast lately but as you’ll see below inventory is still extremely low.  There are a lot of buyers that aren’t finding what they want and they’re waiting for more inventory to come on soon.

There were 6 closed sales this week in Stapleton.

We have a community of about 8,000 homes and we have a grand total of 29 active listings!  Inventory is still low keeping buyer demand high.  Many buyers are going with new construction if they can’t find what they want.

Of the 29 homes on the market in Stapleton 45% of them are $800k are more, so we have quite a few options available on the top end.  On the other side of the spectrum there are only 7 listings below $500k so competition at that level is still extremely competitive.  Buyers with strong down payments and who are willing to be flexible on the terms (giving sellers lease backs, minimizing inspections to major items only, absorbing appraisal risk, etc) are the ones having the most success in competitive bidding situations.

Resale Stapleton Buyer & Seller Needs

In addition to what you see on the resale market, we also have active buyer and seller needs I wanted to share with you.

Do you have a home you want to sell that could fit these Stapleton buyers…

$400k – $450k range, anywhere in Stapleton, 3+ beds, flexible buyer.

$450k – $650k range, prefer location near Stanley Marketplace or Eastbridge Town Center, 3+ beds.

$750k – $1.0MM range, anywhere in Stapleton but prefers South of I-70, 4+ beds upstairs a must, prefers Infinity or one of the custom builders.
