This Week in Stapleton Real Estate

It’s Friday, time to check out the Stapleton real estate market and see what’s new.  Each week you can find links to the new, under contract, and sold listings in our Friday update.

New Stapleton Listings This Week
This week 5 new listings hit the market.  That’s way less than we normally see on any given week but it’s December, not exactly prime time for inventory.

Wonderland home just listed by NPRE for $525k

Of the five new listings there were two that I wanted mention.

The first is the Wonderland single family home that was just listed at 9124 E 29th Pl by the NPRE team.  This plan, called the Ashton, has been a strong seller for a long time.  It’s tough to find a single family home with a finished basement in the South part of Stapleton in the low $500k’s so this one won’t last long.  (there are lots of comps at this level, this one is priced to move quickly…I’d expect a few buyers to be competing for this one)

The second new listing I wanted to point out was the Infinity home located on a quiet street in Central Park North at 3463 Beeler St. (listed by Jason Cummings)  With sleek modern finishes, an office on the main level, 4 bedrooms and a finished basement this one has a lot to love.  Plus Central Park North doesn’t really have any through traffic, so it’s nice and quiet.  And it has great access to the light rail line and the future Sprouts grocery store.

Under Contract Stapleton Homes This Week

7 Stapleton homes went under contract this week.  Is the market slowing down?  Doesn’t seem like it, the median “days on market” for these homes, meaning how long it was between when it was listed and when it went under contract, was 4 days!  Well priced homes are moving very quickly, especially in the price ranges below $800k.

Sold Stapleton Homes This Week

12 Stapleton homes closed over the past week.  Although well priced homes that show well are selling quickly not all homes are getting their full price.  These 12 homes showed that sellers on average are getting 98% of their asking price.  That’s an average though, some are getting 100% or more of their asking price and some sellers are starting too high on their price and they’re having to come down.  As a buyer, be sure you’re looking at good comparable sales when coming up with your offer.  Not sure how the buying process goes and need some help?  Check out our 9 Keys to Buying a Home roadmap, it has every step of the home buying process broken down for you.  (or call us if we can help, we love helping Stapleton buyers find their ideal home!  Our contact info is below)

All Stapleton Active Resale Listings
There are currently 21 active resale listings in Stapleton, which is very low.  Expect to see 2-3 times this much on the market in the Spring.  If you’re a buyer and you’re anxious I’d encourage you to be patient, you want get the right home for the long haul.  Check out our coming soon listings below too, maybe we have something in the pipeline that could work for you!
