In this week’s edition of our real estate update on the Stapleton market we’ll show you all the new, under contract and sold listings from around the neighborhood as we always do. In addition, we’re also going to introduce you to homesinnorthend.com, our site where people can sign up to stay informed as we bring continual updates on “North End”, Stapleton’s final neighborhood. 12 New Listings in Stapleton This Week
This week there were 12 new listings in Stapleton, more than twice as many as last week which is nice for buyers.
Of the new listings, my favorite (and I may be a little biased because it’s our listing but I think you’ll agree!) is 9236 E 52nd Dr in Wicker Park! This KB craftsman style single family home sits on a lush courtyard and faces West with great mountain views from the porch and master bedroom! It has a wide open main level, amazing finishes, a hardscaped backyard & beautiful finishes. (like that white kitchen and plantation shutters you’ve been looking for!) If you’re looking for a large single family home on the South side of Stapleton with a walkable location you may like the Thrive Home Builders home located in Eastbridge that was just listed by Neil Walton with 360 Dwellings Real Estate. The home, located at 10872 E 28th Pl, features an open layout, finished basement and a nice “alley corner” backyard with a pergola covered patio. Just an easy bike ride to Stanley Marketplace, the Eastbridge Town Center and the Anschutz Medical Campus ! (We built in this same series and love it!)
7 Under Contract Homes in Stapleton This Week
In the last week we saw 7 homes go under contract in Stapleton. One trend we’re noticing lately by watching the market every week is 15 of the last 16 homes that went under contract in Stapleton were $550k or less! That’s pretty interesting considering we have 23 homes available on the market for $550k or more! Seems like things in the $500k’s or less are moving quickly but above that many homes are taking a few weeks to sell. The average days on market (which is how long it is between when a home is listed and when it goes under contract) is 24 days for homes $550k or more.
So, you’re not here to hear stats… you might be reading because you’re a potential buyer or seller. So what do these stats mean to you? To keep this brief I’ll just offer one take away. As a buyer I’d say be sure to know how much leverage you have with any potential purchase. Are you one of 3 buyers for a home that shows well and is priced at $475k? Then you better sharpen your pencil and get ready to compete with an aggressive offer. Are you the only buyer, the house is priced at $800k and it’s been on the market 5 weeks? You may have some wiggle room to negotiate and I don’t think you necessarily need to come in guns blazing with a full price offer. Know where you stand and offer accordingly. Your agent should be able to help you determine where you stand.
10 Sold Homes in Stapleton This Week
There were 10 Stapleton homes that closed this week and you can check them all out above.
There are a total of 52 active resale homes currently on the market, with availability in nearly every neighborhood.
If you’re not finding what you need in the resale market we have a few things to mention that you may find valuable.
First, I have a coming soon listing in Bluff Lake (DPS school district). It’s located at 11067 E 26th Ave and I suspect it will hit the market in very early October listed in the $575k range. (final price TBD). This one level ranch style home features 4 bedrooms, vaulted ceilings, tons of light and it’s walking distance to Stanley Marketplace and Eastbridge!
