This Week in Stapleton Real Estate

Thank you for taking time out of your busy fantasy football research to join us for our weekly Stapleton Real Estate update.  We’ll keep it short and sweet, so see below for your cheat sheet with breakouts, sleepers and rookies to watch – but – ya know – for real estate.

Parkwood Exterior- 7859 E 28th Pl.

Fresh new picksNew Stapleton Listings This Week
There may only be 6, but these new resale listings are as fresh as they get!  I’d happily take this well located, south facing 5-bedroom Parkwood at 7859 E 28th Pl in an early round. Built in 2002, you’ll likely want to do some kitchen/bath and superficial upgrades, but at $675,000 for over 3000 square feet and facing a pocket park, this pick is a Brees.
QB spot solved and looking for that ideal budget-conscious RB2?  I think you’ll like the look of 7700 E 29th Place #301.  2-bedroom condos rarely come available in this perfectly located, ultra low maintenance building, so you may have found the perfect sleeper!

Heads up, much like Anquan Boldin, these Under Contract Stapleton Homes retired this week (but, who knows? Marshawn Lynch retired too…)
9 resale homes came off the market last week, 4 of which took less than a week to go under contract.  Price per finished square foot is holding steady at an average of $250/finished square foot (this has been pretty consistent throughout the summer).  Bummed that your favorite property retired all too early?  Check out my listing at 7902 E 49th Pl (only $202/finished square foot – great value for an incredible property!)  Built in 2013, this third-year receiver may be your perfect breakout.  Need something a little more versatile?  Fill your flex roster spot with a nearly new, 5-bedroom, Boulder Creek ranch at 5195 N Akron St ($235/finished square foot)!

Sold Stapleton Homes This Week
Sad to say if you weren’t in a keeper league, Janice in Accounting has already snapped these up. 8 homes closed last week with an average sale price just over $492,000 and sellers receiving about 98% of list price.

All Stapleton Active Resale Listings
With only 30 resale listings available, the waiver wire is looking thin (thank goodness it’s the pre-season!) – but even with 30 – there’s a great cross section of homes to check out this weekend. If you would like more info on spec homes or new construction homes, check out our builder updates on the Scoop or reach out to us anytime (mariel@focus-realtors.com and joe@focus-realtors.com)!
