This Week in Stapleton Real Estate 2.14.20

Here at the Stapleton Scoop, we’ve been reflecting on how far Stapleton has come over the past 20+ years.

As we reported in our Quick 2020 Real Estate Market Update, Stapleton’s last neighborhood, North End, is almost out of dirt-start home lots.  The last section of North End (filing 57) will contain about 600 homes.  Once those approximately 600 lots are sold, Stapleton will be at the end of an incredible journey.

First there was the old Stapleton airport.  Next we’ll be closing the book on the incredible residential build-out of Stapleton’s neighborhoods.  And after that?

For starters, we’re anticipating more commercial and residential in-fill opportunities like A Line Square, the new development going in where Sprouts is building next to the Central Park Station light rail development.  This means more businesses, more shopping opportunities, and … my favorite … more restaurants!  (Be sure to check out our Inside Scoop series for our updates on new restaurants, businesses, and more here in our neighborhood.)

Given it’s Valentine’s Day, my husband and I thought it would be fun to sit down and brainstorm a list of our favorite Valentine’s Day options here in Stapleton.  Our goal was to come up with a list of restaurants where we’d both love to dine on this day of love.

It’s a real testament to the 20+ year development arch here in Stapleton that assembling this list was so hard – we have a wealth of dining and entertainment options.  From fast casual hot spots to amazing delivery options and award-winning, bucket list restaurants, Stapleton’s food scene is as robust and exciting as ever.

12 New Stapleton Listings This Week

Parkwood's Move-In Ready Brookline!10322 E 58th Avenue  Love the idea of a new home – but can’t wait 8-12 months to go from dirt to keys in North End?  Good news, because here at Focus Real Estate, I just listed a 3 bedroom, 3.5 bathroom Parkwood Brookline that’s available for immediate move-in.

My favorite feature?  Look no further than the spacious third floor deck.  I was up on the balcony this past week and the mountain views are amazing!  We’re talking about unobstructed views of the Flatirons leading into Boulder and the northern Front Range (check out photograph #27 in our listing to see the incredible mountain views!)  The deck is also covered, so in the summer you’re shielded from the heat, and in the winter you don’t need to worry about snow.  Perfect combination!

The Brookline is located at 10322 E 58th Avenue in North End is listed for $658,003.

I’d love to show you this home!  Email me at Mariel@Focus-Realtors.com if you’d like to pop in and check it out.

11430 E 26th Avenue  Located in Bluff Lake neighborhood and conveniently located close to the Eastbridge Town Center, the Anschutz Medical campus, and The Stanley, this 3 bedroom, 3 bathroom, 1,722 sq. ft. (finished) duplex boasts 9′ ceilings with huge windows on the main level.  The kitchen is loaded with an extended island (my favorite!) and stainless steel appliances.  I love the bright and clean look of the white cabinets and countertops as well.

My favorite feature?  Check out the large yard that runs along the side of the home.  Not every attached home in Stapleton has a larger yard.  Also, the patio area has been professionally landscaped which is a great value add!  This townhome is listed for $509,900 by Emily Heck of Emblem Real Estate, Inc.

5824 Beeler Court  This 3 bedroom, 4 bathroom townhome is less than one year old with a number of modern features.  This is one of the whitest and brightest homes I’ve seen in Stapleton in a long time.  The windows and high ceilings flood this home with natural light.  Combine this with the sparkling white kitchen and bathrooms and you have a comfortable, warm home (which sounds great, especially in the middle of the winter!)

The main level features the family room, dining room, kitchen, and a bonus room with a back entrance.   Don’t miss the two laundry rooms, one in the main level and the second one in the upper level.  What a bonus!

This townhome is listed for $620,000 by Hattie Suazo of Redfin.

Open House & More

Ashley Parsons Faller and Amy Atkinson at Focus Real Estate are holding open 11245 E. 25th Ave Saturday 12-3 and Sunday 1-3 PM.  This 3 bedroom, 2.5 bath home is a great value at $410,000.

Also, don’t miss this new Focus Real Estate listing in the Morris Heights neighborhood, near the Anschutz Medical campus.  Located at 3237 Carson Street this 4 bedroom, 2 bathroom, 2,000 sq. ft. home is listed by Lisa Palladino for $349,500.

Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Stapleton, not just our own.  It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well.  Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear. Thanks for reading the Scoop!
