This Week in Central Park Real Estate 2.3.23

Wasn’t this a fun week? We started with polar-like temperatures and are ending the week in the 50s! It’s a win!  Speaking of warming trends, things have definitely been heating up with Infinity Properties in the Central Park neighborhood! Infinity has sold 15 (!!!) homes in Central Park so far this year – and it’s only the beginning of February! New Listings

If you’ve been watching the market, you can feel the spring selling season is quickly approaching.  This week we saw 9 new homes hit the market in Central Park, and coincidentally, all these homes are north of I-70!

8000 E. 55th Avenue is a darling 4 bedroom/4 bathroom home located on a courtyard in a fantastic spot in Willow Park East.  Listed by Lisa Blake with eXp Realty for $769,800.

Under Contract Homes

Six homes went under contract this week. What’s interesting is the median days on market right now in Central Park is 12 days before a home goes under contract. Compare that to a month ago when it took closer to 3 weeks to go under contract, you can tell the buyer demand is getting hotter.

Sold Homes

And this week we welcome 11 new homeowners to Central Park. With sold homes, I always like to look at the list price to closed price to get a good understanding of what the market is telling us.  The average list to closed price this week was 95%.  This is telling us the market is balancing: we’re not seeing a ton of over-asking offers, but we are also not seeing homes sell dramatically under what the list price is. Every deal is different, and having a local real estate professional to help guide you through is always going to be your best avenue to go when purchasing or selling a home here in Central Park.

All Active Homes

This week there are 24 resale homes available in Central Park with the majority on the north side of I-70. I’m really liking the variety of options buyers have this week in Central Park.

8728 E. 54th is an awesome David Weekley home located in Willow Park East with a beautiful finished basement and fantastic backyard.  Listed by Mandy Jury with Berkshire Hathaway for $850,000.
