This Week in Central Park Denver Real Estate 8.2.24

Plenty to share with you in this week’s update on the Central Park real estate market.  We have an amazing Thrive “Panacea” new listing on a large lot with amazing views!  We also have info on several open houses for this weekend as well some rental properties we’re listing for lease.

Before we get into the neighborhood real estate, here are two new posts about exciting new openings you may want to weave into your late summer weekend:

Pearl Market & Wine is Now Open in Central Park Denver –  This long-awaited marketplace opening is finally here!  So exciting for the North side of Central Park and the area as a whole.  Congrats to our fellow Central Park residents and owners Dustin and Carrie Chiappetta who have poured some much time and effort into getting to this point. Let’s be sure to support their efforts with our wallets and also with our patience as they iron out any kinks that inevitably come with opening a new business (after also building your own building… I’m impressed guys!)

“First Fridays” Coming to Stanley Marketplace – Stanley has a great new tradition starting, a “First Friday” art walk with artists spread throughout the marketplace.  Check out this post which has a quick video interview with Ally, the marketplace’s General Manager, for more details.  It starts tonight, 8/2, so if you don’t have plans yet be sure to stop by!

New Listings

This week 10 new and coming soon resale listings hit the market in Central Park.  We have a very exciting new listing that just went live yesterday to tell you about:

Under Contract Homes 

There were 12 homes that went under contract in Central Park in the last week.  As you’ll see if you look at these homes, some are selling in days and others are taking months.  Homes need to be well-staged and priced right to sell quickly, and even if they have those attributes it can still take some time in this market. 

Sold Homes

There were 10 homes that closed in the past week, in a variety of price segments. You can see those in the link above. 

All Active Homes

There are 99 total resale active resale listings on the market in Central Park right now. This is slightly down from around a month ago, so the buyer market is roughly absorbing the new listings that have been coming onto the market. 

In each price segment ($700k’s, $800k’s, $900k’s, etc) buyers have several options to choose from, which is different than it often was over the past decade.

11068 E 27th Ave:  $850,000

This stunning 4-bed, 3.5 bath Central Park home is just minutes from Anschutz Medical Complex, Stanley Marketplace and Eastbridge Town Center!  It’s also on a quiet street across from idyllic Cherry Pie Park. Listed by Ashley Howlett with Compass -Denver, this South side 3 bedroom home is in great condition and faces onto a lovely grass courtyard.  It also has its own fenced yard, which would work well for pets.
