Before we dive into the real estate update, I wanted to share a quick post I saw online recently. It was a very simple one sentence text-only post: “This is the most AVERAGE real estate market we’ve seen in years.”

This resonated with me and does a good job of capturing the ups and downs of what we’re seeing all over Denver. Inventory all over Denver is creeping up – with record increases in inventory the past few weeks in some areas – but meanwhile on the buyer side rates are high, and price points remain high.

So while homes continue to sell, the buyer pool is very thin and sellers don’t have nearly the leverage they’ve had the past few years.

This week we saw 29 new non-builder listings in the neighborhood. 

Under Contract Homes

Right now there are 12 homes that went pending (meaning they are under contract, but have not yet closed).


Last but not least, there are a few opportunities to build / buy with one of our favorite builders, Infinity Homes, in Central Park’s North End neighborhood

We also following Infinity to two new neighborhoods. If you’re an Infinity fan, the Canyons in Denver’s Castle Pines is another neighborhood Infinity is building in. Lyric in Lone Tree also has new Infinity lots available(exciting!). Lyric has been described by our builder friends as a “Central Park-similar” neighborhood and is located at I-25 and Lincoln.
