Denver’s New Watering Restrictions: What Every Central Park Homeowner Needs to Know

On to the neighborhood real estate for the week…

New & Coming Soon Listings

There are 26 new & coming soon listings in Central Park this week.  Considering we only have a total of 80 active listings in Central Park (including the new ones), this represents a nice increase in options for buyers.

We are seeing strong buyer activity right now, with many homes selling quickly and ones priced right with special features often receiving multiple offers.

Of the new listings here are a few that caught my eye…

9639 E 59thN Place:$999,000

This Central Park stunner is a 4-bed, 4-bath Parkwood Painted Lady perched on a large south-facing corner lot steps from Splash Landing pool with rare, panoramic mountain views. Its bright interior showcases hardwood floors, classic crown molding, a beautifully updated kitchen with marbled quartz countertops, upgraded appliances, and a statement island, plus a living room anchored by custom built-ins and a dramatic tile-and-shiplap fireplace. The top-floor primary retreat feels like a true escape, with vaulted ceilings, a second fireplace, and a private balcony overlooking the mountains, while the xeriscaped backyard with turf, in-ground trampoline, and spacious patio makes outdoor living effortless. 8100 E 24thAve:$1,750,000

Overlooking Songbird Park, this extensively updated 6-bedroom Harvard home listed by Stacy Neir with Compass – Denver blends classic curb appeal with a fresh, modern aesthetic. Inside, a cohesive black, white, and natural wood palette ties together refinished light oak floors, designer lighting, and a soaring great room with 25-foot ceilings, a dramatic wall of windows, and a double-sided fireplace. The reimagined kitchen feels truly custom, featuring a bold contrasting island, Calacatta-style quartz, Sub-Zero and Wolf appliances, and a butler’s pantry with wine and beverage fridge, while the refined primary suite offers a spa-like bath and generous walk-in closet. With a finished basement (including a gym bedroom), main-floor office, loft, private yard and patio with park views, plus a 3-car tandem garage with EV charger, this home epitomizes Central Park living at a high level.  Want to see this on in person?  Stacy is hosting an open house this Saturday 3/28 from 12:00pm – 2:00pm.

Under Contract Homes This Week

There were 13 homes that went under contract in Central Park in the last week.  Over half of these homes were under contract within one week of hitting the market, indicating there is a strong buyer market right now.  That’s common for March, which is historically one of the busier months of the year for buying a home.

Sold Homes This Week

There were 13 homes that closed in the past week.  You can see them in the link above. Some product types are seeing a nice increase in home values, while others are struggling a bit.  Be sure to connect with an experienced local agent if you’re considering a move this spring. An agent that is in the flow of deals in the neighborhood will have insights and can help you understand how to best position your home in this nuanced market.

Total Active Central Park Listings

There are now 80 total active listings in the neighborhood.  You can see them all in the link above.  This is still a relatively low level of inventory, providing a fairly nice balance of power between buyer and seller.
