There are 10 new listings that hit the Stapleton market this week. With 18 homes going under contract just last week these 10 will not last long. Homes are selling very fast! So can you list it at whatever price you want as a seller? Maybe, if the buyer and the buyer’s agent doesn’t know values in the area, but I wouldn’t count on it. Better to list it at a reasonable price and potentially attract multiple offers.
If you’re in the market for a New Town Builders/Thrive row home I just listed one at 3045 Geneva St for $385,000. This is less than what it costs to build new & you can be South of I-70 just steps away from (but not facing) the Eastbridge town center! Check it out here.
There were 18 Stapleton homes that went under contract this week. With only 22 total actives on the market that means our inventory is almost turning over in one week! That’s amazing. If you’re bidding on homes in Stapleton right now expect to be competing with 1-2 other offers. If the home is priced right you’ll need to pay full price and possibly use an escalator clause to go over asking price. (note that I said if it’s priced right, you don’t need to blindly pay what the seller is asking)
There were 5 closed sale this week.
With 22 total active listings we’re back down to really low inventory again. Hopefully agents will list a few more today before this nice weekend with weather in the 70’s.
