This Week in Stapleton Real Estate

Summer flew by, and now it’s back to school time in Stapleton!  August tends to be a touch slower on the Stapleton real estate front as a result of the pending school year.  Families are taking their last vacations before school starts, and parents tend to be more focused on the coming school year than on the local real estate market.

As a quick aside, if you happen to fall into the camp of those who are a bit school-focused these days, you might want to drive out to the new Inspire Elementary school building on 56th Avenue east of Beeler Park, and west of Stapleton’s last neighborhood, North End.  What was dirt just a few months ago is now a thriving complex of buildings, fields, parking, and more.  It’s great to see Beeler Park and North End coming into their own with local schools and facilities.  We here at Focus literally have our boots on the ground in North End these days (No, really!  I was scraping North End mud off my heels just yesterday!), so if you have any questions, feel free to contact Joe, Amy, or me here at Focus.

On to the listings!  There were 10 new resale listings in Stapleton this week.  Here are three of my favorites:

2693 Havana Street

Havana’s Living Room

Here’s a video tour of this classic Stapleton 3 bedroom, 3 bathroom, 1,612 square foot KB Home.  There’s so much to like about this home, but I especially love how this home is tucked away in the neighborhood, yet is easily walkable to the large park just south of 26th Avenue, as well as the F-15 pool.  It’s rare to find homes in Denver that are truly walkable to more than one or two commercial areas, parks, or schools.  You tend to have to pick the “one thing” you want to live close to in Denver these days – not so for this home.  In addition to the park and the pool, you can stroll to the restaurants in Stanley Marketplace or the (coming soon) ice cream shop in Eastbridge!  Location, location, location!

Last but not least, if you’ve been following Denver real estate, you know it’s extremely difficult to find quality single family detached homes for under $500,000 these days.  That’s especially true in Stapleton.  Don’t miss out on this wonderful opportunity, as this home is listed for $465,000!

Xenia’s Bright Kitchen

5456 Xenia Street

Speaking of schools, across the street from Northfield High School is this 4 bedroom, 4 bathroom, 2,832 square foot home.  You need to see the finished basement – it comes complete with an entertainment room, flex room and guest bedroom with barn door!  Barn doors are so such a great way to separate a space without permanently creating a barrier, like a wall does.  You can leave the door open when you’re at home alone with the family, but if guests are visiting, you can just pull the door shut.  Instant stylish privacy!  Listed for $584,900, this home is located in Willow Park East and looks out on a large private courtyard.  Check it out!

26th’s Fabulous Location!

9711 E. 26th Ave

Corner lot?  Check.  Close to Stanley Marketplace?  Check.  Wrap-around deck?  Check.  Oh, and since we’re talking about decks, how about an additional side yard deck and a west-facing second story deck?  This Martha Stewart KB home is now listed for $649,000 and if you haven’t gathered, it checks many of the boxes. With 4 bedrooms, 4 baths and incredible walkability this is the south-side family home you’ve been waiting for!

Panacea

Not finding what you need in the resale market?  There’s still time to nab a great home in Beeler Park before the end of the year (and in many cases, sooner than that!).  Just a few examples – Wonderland Homes has a beautiful 4bd/4ba 2-story “Henry” floorplan on listed at $606,757 and a 4bd/3ba ranch style “Alexander” for $582,232.  Both homes are located on Boston street, in the heart of Beeler Park and near the new splash pad!  Thrive Homebuilders has a few homes remaining in their amazing mid-century modern Panacea collection, as well as a Plan 1 in the Vita collection.

We also have word that Thrive will be offering $0 lot premiums for their ZEN 2.0 homes through the month of August!  If you’ve been waiting for the perfect energy efficient, high-quality home, we would love to help you build one and now may be the perfect time to scoop one up!

Disclaimer:  Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Stapleton, not just our own.  It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well.  Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear. Thanks for reading the Scoop!
