What is KB Home Building in Stapleton Now?

KB Home is currently building three different home series in Stapleton serving various price points.  If you’re looking for a new home anywhere from the $400k’s all the way up to the high $800k’s this could be the builder for you.

In this post you’ll learn more about what KB has to offer as they roll into “North End”, Stapleton’s final neighborhood!  (Plus we’ll give you the inside scoop on something rare KB is going to be building soon…new homes in the South side of Stapleton in the Denver Public Schools district!)

Villa Collection:  (Mid $400k’s – Low $500k’s, now selling in “North End”!)

KB Home is building their popular Villas collection paired homes in North End.  These paired homes are similar to the ones that they’ve been building in other sub-neighborhoods like Beeler Park Willow Park East, Wicker Park, etc.  KB is building 3 plans – the Cedar, Maple and Spruce.  For the Villa collection, you are looking at about 1,300 to 1,500 square feet above grade, not including a basement (a crawl space is standard, but you can add a finished or unfinished basement if you like!). All the Villa homes have options to increase the square footage of the second floor – so if you think they may be a bit small – be sure to investigate a little further. From what we’ve seen and built with our clients all in prices should be in the mid $400k’s to low $500k’s once all selections are made.

They just started releasing these lots in North End and they’ve been selling really well.  Buyers like the price point, the open concept main levels and the fact that you don’t have a second HOA on these attached homes.  (Rather than a second HOA they use a party wall agreement.  What’s that?  We explain it for you here.)  Wanna see these in person?  The model homes are at 8187 E 53rd Dr Denver, CO 80238.

Interested in this Villas paired home collection but want to be on the South side of I-70 in the Denver Public Schools district?  Here is that inside scoop we teased earlier.  The homes aren’t yet available for sale (we estimate they will be around January 2019) but KB will have 12 of these paired homes available in Bluff Lake, just an easy walk from the Eastbridge Town Center or a quick bike ride to Stanley Marketplace of the Fitzsimmons Medical Campus.  If you’ve been tracking Stapleton real estate you know it’s pretty much impossible to get a new build on the South side of I-70 in DPS so these should sell quickly once they release.  We can’t share more info on these publicly yet but if you want to chat through it we’d love to do so.  (my contact info is at the bottom of the post)

Wildflower Collection ($500k’s, now selling in “North End”!)

KB’s single family home “Wildflower” collection, which sold really well in Beeler Park, is actively selling in North End!   There are 5 family-friendly floor plans to choose, ranging from 1,600 – 2,200 sq ft above ground sq ft – and if you add a finished basement, these homes can have over 3,000 finished sq ft!  Check out all 5 plans here.  You’ll see that the floor plans range from 2-4 bedrooms, but KB also has options to add square footage and bedrooms to each plan if you would prefer more space.  One of the best features of KB Home is the ability to upgrade and customize as you see fit.  KB starts out among the lowest price point of all North End single family homes (in the mid $400s) – and you can upgrade as you see fit, expand the floor plans, finish the basement – or stick with the standards and have one of the most affordable single family homes in the neighborhood!

So what is included with this great base price?
– Unfinished basement
– 9 ft ceilings standard on main level
– All exterior elevations are the same price
– Stainless Steel Appliances
– LED lighting
– Zero energy ready option

So what can you expect?  Depending on your finish selections and taste, we think these homes will typically end up in the mid to high $500k’s once all selections are made. Of note, these homes face courtyards that are for the use of the homes on the courtyard (you can see an example at the KB model on Alton).  Due to this feature, a second HOA exists on these homes (in addition to the $43/mo master HOA) which is typically around $100 – $125 per month.  That second HOA maintains the courtyard landscaping, handles snow removal, etc.

Starlight Collection: (Mid $700k’s – Mid $800k’s, selling in “North End”!)

KB Home recently introduced one of my favorite new series, their Starlight collection.  The series has ranch style homes (meaning one story) that feature mid-century modern architecture. It’s unlike anything they’ve done before in the neighborhood, from both a style & a size perspective.  With up to 2,890 sf on one level above grade they’re very spacious! These homes remind me of the homes from Denver’s “Krisana Park” neighborhood, but with the functionality & efficiency of a new home & all the benefits that come with living in Stapleton.

This series is being sold in North End and I can tell you sales are going really well.  We have a buyer we’re working with purchasing an Eclipse plan in this series and as we’ve been watching things we’ve noticed how quickly the homes are selling.

“Eclipse” model home- Great room

Let’s dive into the basics of what this series is all about.  The mid-century modern architecture we referenced above is seen in things like large windows and low pitch gable rooflines.  Buyers can even add interior touches from that era as well, such as tongue and groove wood ceilings, beams, dens, wet bars & more.

The homes have 2- 4 bedrooms and they range in square footage above grade (meaning not including the optional finished basements) from 2,301 sf – 2,890 sf.  Three car garages are optional and even included on certain plans.

Now let’s show you all 5 floor plans, starting from the smallest (least expensive) then working our way up to the to largest (most expensive):

 

Cosmos

“Cosmos” floor plan: This plan will start around $660k, it has 2,301 sf above grade and offers 2-4 beds (1 in basement).  It has a 2 car garage (with option for 3rd car), a wide open great room and an optional enlarged courtyard off kitchen. This plan, like all the plans, comes standard with a partial basement with crawl space.  You can upgrade to a full unfinished basement or you could go all out and do a finished basement. The finished basement in all the plans adds a large recreation room, an additional bedroom and a full bathroom.

“Eclipse” floor plan:  This plan will start around $677k, it has 2,483 sf and it offers 2-4 bedrooms similar to the first plan.   It’s the plan that KB has modeled in Stapleton and it’s one of my favorites.  Be sure to check out the gigantic shower and huge walk in closet in the master bedroom.  It features the same open great room and in this plan I noticed all secondary bedrooms also have walk-in closets.  As I studied all the basement options I noticed that when you finish the basement with the builder you still end up with about half of the space down there unfinished.  That could be a pro or con, depending on the buyer.  For those that prefer to have quite a bit of storage that’s appealing but buyers who want to maximize their finished square footage may want to finish the basement after they purchase the home from the builder. (Note: in general I suggest buyers who want a finished basement and can afford it now should do it with their builder.  Contractors are busy and it’s probably more expensive and annoying to complete the basement on your own after your purchase.  The exceptions to that advice are cases like this where the builder leaves a lot of space unused or the case of the buyer who wants to customize their basement more than the builder will allow)

“Galaxy” floor plan:  This plan starts around $685k, has 2,617 sf and offers 2 bedrooms on the main level as well as a den that you step up to from the great room.  This plan does not offer a third bedroom on the main level like the first two plans did so I suspect it may appeal a little less to families who often seek 3 beds on one level but could appeal more to empty nesters who would enjoy the flexibility of the den.  Buyers needing to add a third bedroom to this plan would need to finish the basement.

“Moonbeam” floor plan: This plan starts around $695k, has 2,714 sf and offers 3-4 beds (1 in basement).   I love the den/flex space off to the side when you walk in and the great room through the middle of the home providing separation from the master suite and the secondary bedrooms.  The great room includes a large kitchen overlooking a living room that has a huge wall of windows out to a large courtyard.  It also has a huge, easily accessible kitchen pantry which is nice.

Twilight

“Twilight” floor plan: This plan starts around $712k and is the largest plan with 2,890 sf above grade! Very similar to the Moonbeam plan above but slightly larger, this plan offers more windows in main area.  I’m sure it includes a few more options but on paper it seems like the Moonbeam offers roughly the same house for quite a bit less in base price. Maybe better to spend that money on other upgrades or towards a finished basement?  (these are my just my thoughts).

 

So how much will these homes cost “all in” once you factor everything in?  The likely end pricing will vary significantly in this series.  Budget focused buyers can stick to quite a few of the standard inclusions and likely build a home in the low to mid $700k’s.  Those that want to go all out on upgrades can easily end up in the mid to even upper $800k’s.  Not sure what you need to consider when trying to ballpark your all in cost?  You can find an answer for that in question #7 on our New Build FAQ section on the Scoop.
