New Stapleton Listings This Week

There are 11 new listings that hit the Stapleton market this week.  One that is interesting to me is the Thrive ZEN home at 8429 E 54th Place.  It’s had a few price reductions but at this point I think the price is in the right ballpark and it’s a great house.  Almost new, awesome finishes throughout the home, South facing, finished basement, nice after-market patio out back and your energy bills are almost zero each month!  If you’re looking in the mid $600k’s I think that one is worth checking out.

Under Contract Stapleton Homes This Week

There were 15 Stapleton homes that went under contract this week.  Seems like for several years I’ve been posting each week that most of the homes are selling in a week and the well priced ones that show great are selling in just days.  Well the great ones are still selling in a matter of days but many of the homes are sitting for 3 -4 weeks before they sell.  July and August are usually slower months due to vacation season and then back to school, so things have been on the market a little longer than usual lately.  So, if you’re a buyer don’t fall into the trap of thinking you need to make a full price offer on day one.  Get an agent that can help you understand the home’s value and make an appropriate offer.
