This Week in Stapleton Real Estate 9.27.19

Happy first week of fall!!  Fall is such a fun time to be in Stapleton.  The trees are starting to turn, mornings are cooler, and all those sweet Halloween decorations are coming out in full strength around the neighborhood!  October is a relatively busy time in the real estate market as buyers are now turning their attention back to the market before the holidays.

I’d like to take this opportunity to talk about how you can position yourself to be a competitive buyer in today’s market.  As home prices in Denver are still relatively high, I’d like to give you 3 quick tips to aid you in becoming a competitive buyer.

1. Get pre-qualified. If you are just pondering the idea of buying a new home, a pre-qualified letter will help you get in the door if you find the home of your dreams.  If you are in the position to buy within a few months, get a preapproval.  A preapproval means the lender has examined your credit and other expenses to determine how much mortgage you can afford.  All you really need is to find your new home! Also, if you’re in a bidding war, having that preapproval letter can definitely give you the upper hand.  Don’t have a lender?  No worries!!  We can recommend some of the best lenders in the business!

2. Try to gather your best down payment. This could also help you if faced in a bidding war.  Thankfully there are many programs available to help with this.  Shoot me an e-mail and I’d love to help connect you with a program that will best fit your needs.  And if you’re a veteran or active duty…hit me up…VA loans and other military-special programs are my jam!

3. Try to avoid contingencies. I know, this isn’t always possible.  Most of us need the equity from our current home to put into a new home.  The good news on this front is here at Focus we are constantly networking with other agents, neighbors, businesses, and many others to know what’s coming onto the market for the benefit of all of you awesome Stapleton peeps!  Because of this, and our familiarity with the Stapleton market, we can help position you to make a competitive contingency offer if needed.

This week we saw 11 new listings in Stapleton ranging from $275k to $1.1 million.

There are 64 active resale homes in Stapleton.

This week Stapleton saw 8 homes go under contract.  Of those 8, 4 homes had a price reduction before going under contract.  The average days on market in Stapleton is generally 2-3 weeks.  However, there are still homes that are sold in a weekend.  Looking for something specific?  We are keeping our eye on the market at all times and will let you know when that perfect house is going to be listed!

And, finally, there were 10 homes that sold.
