There are 13 new listings this week, which is more than usual so that’s good news for buyers!
Looking for a 4 bed single family home in the $500k’s? It’s not my listing but 10777 E 26th Ave looks awesome to me! It has a finished basement, nice upgrades, a cool outdoor space and it’s close to the Stanley Marketplace! Priced at $565k that looks like the listing that will be gone by this weekend for sure.

There were 11 Stapleton homes that went under contract this week. Some of these were homes that have been on the market quite a while and come down some on price. If you’re not seeing what you want yet don’t rush, inventory will start to climb over the next few months as we get closer to the spring selling season.
There were 9 closed sales this week in Stapleton.
As I mentioned there are only 28 total active listings in Stapleton. With the pace homes are going under contract (11 per week) we less than one month’s worth of inventory, indicating we’re still in a market where seller’s have the leverage.

$400k – $475k range, anywhere in Stapleton, 3+ beds, flexible buyer.
$650k – $850k range, prefer north side of I-70, 2,800 + finished sf and they lean towards more modern finishes and Infinity homes.
$750k – $1.3MM range, anywhere in Stapleton, 4+ beds upstairs a must, prefers Infinity or one of the custom builders.

This one is a good fit for someone with patience, it won’t hit the market till till late summer with a mid fall possession date for the buyer.
Mid $700k’s – CalAtlantic Homes “Poppy” floor plan in Conservatory Green. This house has it all! Open layout, great upgrades, 5 bedrooms, loft, finished basement and a huge backyard with gas fire pit, pergola, garden beds & a yard! We’ll be listing this one in mid April but contact me if you’d like to get in early.
Low $900k’s – Former Infinity Home model on a corner lot in Central Park North. 4 beds, over 4,000 finished sf including the finished basement. Amazing built ins and custom upgrades throughout. Near pocket park, Central Park, light rail station and Jet Stream pool. Coming on the market around April 1 and looking to give buyer possession in late June.
