This Week in Central Park Real Estate 4.14.23

Spring selling season is here and the Central Park real estate market is heating up! (even if it is raining/snowing out while I write this post!)

If you’ve been on the home search for a while you know inventory has remained low.  This week buyers will have some exciting new home options to tour!  It should be a busy weekend in real estate and we’re excited to be a part of it with 5 open houses all over the neighborhood. (More about those open houses below!)

In this post we have a handful of special brand-new listings to tell you about, as well as updates on the latest under contract homes and sold deals from around the neighborhood.

New Central Park Listings

This week there are 22 new listings on the market in Central Park.  This is a nice pop in inventory, which is common for this first weekend after Easter.  There is a nice mix of new listings in varying price ranges so it could be an active weekend for buyers that have been waiting for a few more options to come on-line.

Here are a few ones with rare features we wanted to highlight…

Under Contract Central Park Homes

This week 17 homes went under contract in Central Park.  Of the 17 homes, 8 of them went under contract in one week or less!  Buyer activity seems to be picking up, which again is normal this time of year.  Well-priced homes that show well are going to move in the first 2 weeks on the market.  “Well-priced” is the key phrase though, homes that are overpriced are sitting for long periods of time.  We’re no longer in the market where sellers can overprice their home compared to the recent comparable sales and still get it.   

Sold Central Park Homes

There were 12 homes that sold and closed in the neighborhood this week and you can see those in the link above.

All Central Park Active Homes

There are now 40 total active resale listings on the market in Central Park at the moment. That is still a low inventory level, which helps keep the market pretty balanced between buyer and seller.  We do expect that with it being Spring we’ll see inventory trend up, which would help buyers who haven’t had many options to choose from.  For now, the market is gobbling up the new listings pretty quickly, keeping inventory levels low.
