This Week in Stapleton Real Estate

Here is the latest and greatest on the Stapleton real estate market including links to the new, under contract and sold homes from the week!

New Stapleton Listings this Week

There were just 4 new listings that came on the market this week.  With the holiday coming next week I think most people are focused on enjoying a little time off with family.

Looking for a home in the $500k’s but not seeing anything interesting on the resale market?  You might want to check out the new plans just recently released by Wonderland Homes in their Portrait series located in Beeler Park.  These single family homes start in the mid $400k’s and all in the final prices will be in the low to mid $500k’s.  (depending on your upgrade selections)  These are still less than what comparable homes are selling for in the resale market.  The first 6 they just released were all bought within one week and they have a new release of these coming soon.  By the way, the “Bannock” floorplan in the link above can be extended to be about 3,000 finished sf, 4 bedrooms upstairs (almost impossible to find in this price range), a main floor master bedroom and a finished basement with a 5th bedroom!

Under Contract Stapleton Homes this Week

There were 14 Stapleton homes that went under contract this week.  The median listing is staying on the market 13 days before it goes under contract which means homes are selling slower than they were.  I think that is mainly attributable to seasonality and this being the slow time of year for sales.  Inventory is still low (40 total resales available in Stapleton for example) and the well priced, staged homes are still moving in the first few days.

There were 12 closed sales this week in Stapleton.

With 40 total resale homes on the market we still have less than one month worth of inventory.  Tight inventory still means it’s a seller’s market but as you can see if you flip through these the market isn’t jumping on homes that are over-priced rather than realistic.  The sellers that are getting top dollar are staging their homes and pricing them realistically.
