A Broncos win, weather in the 70s and the last farmer’s market of the season – it’s shaping up to be an awesome weekend here in Stapleton!  And what goes better with pumpkin spice latte weather than a new house?  Yeah, okay, that might be a stretch, but feel free to try it on your significant other 😉  Without further ado, here’s your weekly update.

9 new Stapleton resale listings this week
This week Stapleton has 9 new listings, only one of which is a detached single family home! But the great news (especially for first time buyers and downsizers) is that 7 of the 9 are listed under $500,000.  With 2-4 beds, plenty of square footage and locations all over Stapleton, they are all great options – but here are our 3 favorites for the week!

I had an opportunity to take a look at this home today, and it truly exceeds expectations!  These Wonderland Terrace Homes are rarely on the market, so it’s always exciting to see one pop up.  5368 Valentia has beautiful finishes and plenty of space inside, but the outdoor space is what really sets it apart.  The rooftop deck has incredible views of downtown and the Front Range (you should definitely check that out!), and since it’s an end unit, it also has a large backyard.  Ashley Howlett is hosting an open house Saturday and Sunday from 12-3pm if you’d like to stop by and check out that view!

7 Under Contract Homes This Week
7 Stapleton homes went under contract this week after spending on average 33 days on the market.  You read that right – over a month.  We have certainly seen a slowing in the market over the past couple of months, and many of our buyers and sellers have asked our thoughts on this.  From an agent’s perspective, we’re seeing a plateau in prices (which honestly needed to happen! Whew!), but well cared for and well priced homes are still selling quickly.  For buyers, this means it’s a great time to snap up a home without having to contend with the wild bidding wars we saw in the spring and summer.  For sellers, you’ll just want to be sure that your home is well presented and priced right from the first day of listing.  The trick in any market is to price a home reasonably enough so you will get attention from buyers quickly and hopefully you will end up with a multiple bidder situation (that’s best case scenario).  If you over price a home, your most eager buyers, who are looking at homes every day and know values well, will ignore the listing.
