This Week in Stapleton Real Estate

Happy Friday!  For those of you with kids back in school we’re almost to the first weekend.  Hopefully you can take a few minutes, catch your breath and check out our weekly update on the Stapleton real estate market.

As always, in this post we’ll bring you all the latest active, under contract and sold listings, but we’ll also provide some info on new homes coming to Bluff Lake as well as a podcast that Mariel Ross just did on why you may want to use a Realtor when you build your new home.  Let’s jump in!

New Stapleton Listings this Week

This week 9 new Stapleton listings hit the market.  Many Stapleton families were focused on getting the kids back to school so it makes sense that it wasn’t a real active week in real estate.  As people get into a rhythm, around late Sept/early Oct, we expect to see the activity in the market pick up again.

Of the new listings, 3462 Trenton St, listed by Susan Gill, was one that caught my eye.  It’s very near where we live in Central Park West and I love the location.  Easy access to the light rail, I-70, 29th Ave Town Center, & the Sprouts grocery store in the near future.  With 4 beds/4 baths, a finished basement and move in condition I think this one will sell quickly.

 

 

ZEN 2.0 series by Thrive Home Builders

None of the new listings getting you excited?  No problem, there are some new build options that may interest you.

First, there are 15 “spec” (meaning already under construction) new build options from Infinity, Thrive, David Weekley, Lennar, Boulder Creek, & KB available in Beeler Park & Conservatory Green.  Some of these have pretty quick move in times and others are just getting going.  You can check those out here.  From our experiences it seems some builders aren’t in a hurry to sell their last few homes before they move into the North End area but others are more motivated.  (read:  just a little bit of wiggle room for buyer negotiation on certain homes!)

Second, we just did a bunch of updates on all the builders as they start to build in “North End”, Stapleton’s last neighborhood.  You can find those builder updates here.

Under Contract Stapleton Homes This Week

9 Stapleton homes went under contract in the last week.  Of those 9, 4 sold in less than one week.  When I look at why they sold compared to the others that sat for weeks (and had price drops) it looked like the main difference was sellers over-pricing their homes initially.  From what we’ve experienced, if you price the home right from the start you’re more likely to attract multiple buyers quickly, typically resulting in a higher end sales price.

All Active Stapleton Resale Listings

Stapleton has a total of 43 total resale listings available at the moment.  I noticed that of those 43, 25 are $500k or less which is unusual.  So if you’re in the $500k or less market you have a few more options coming into the weekend than you normally do.

Few more quick real estate tid-bits before we wrap up.  Boulder Creek Builders just released new lots in Beeler Park and new lots on Bluff Lake if you know anyone looking for a ranch style home.  Speaking of Bluff Lake, they are now starting to sell some more new builds in that area.  Here’s a PDF Bluff Lake where you can see who’s building and where they’re located.
