This Week in Stapleton Real Estate 6.5.20

Friday…time for the update on the Stapleton real estate market.  Lots of interesting new houses hit the market this week so we’re excited to show you!

Before we jump into those updates we just wanted to share a few bits of news from around the neighborhood.

First, Stanley Marketplace just opened up 2 new businesses, “Third & Logan” and “Elita Specialty Market & Kitchen”.  What are they?  Learn that in this quick Facebook Live I just did with the owners.

Second, in case you’re itching for something to do with the kids the neighborhood playgrounds are back open.  Maybe in the evening when it’s not blazing hot you can bike down and let the kids run wild.  No pools yet, but it sounds like those will open in July.  (Exact details still TBD)

Ok on to the real estate update for the week…

New Neighborhood Listings

This week there are 17 new listings in the neighborhood!  So lots of new options for buyers who have been on the hunt since re-emerging from their homes a few weeks ago.

Here are a few that caught my attention:

White kitchen in the new listing at 3276 Ulster St.

3276 Ulster St – This David Weekley home located in Central Park West was just listed by Neil Walton with 360 Dwellings Real Estate for $689,000.  It’s on our block so I know the location well.  It’s a short 10 minute walk to the light rail stop and Sprouts (opening soon!  Check out the latest update here).  The home features a beautiful white kitchen (rare to find those upper cabinets in this price range!), an open main level layout and a finished basement.  My money is on this listing is gone by Monday, so if you like it you better get going!  If you don’t have an agent and you’d like to see it please let me know, my info is at the bottom of this post.

 

Stunning Parkwood at 5101 Boston St!

5101 Boston St – This Parkwood home on Boston St, a truly one of a kind highly landscaped street in Wicker Park, is listed for $1,300,000 by our friend Jaryd Takushi with Kentwood Real Estate City Properties.  The home has to be mentioned for two reasons.  1 – Because it’s an awesome home on a great lot. 2 – Jaryd did some really innovative marketing on this listing, choosing to shoot a “day in the life at this home” video rather than the normal marketing photos.  Check out the video here!  Kudos Jaryd, way to think outside the box.

 

Amazing 10k sf lot facing green space at 3377 Boston St!

3377 Boston St – This last home I wanted to highlight is listed by Wilson Leonard with Banyan Real Estate for $1,075,000.  I love this one for a few reasons.  First of all, it faces towards Westerly Creek green space and you can just walk out your front door and be at Central Park or the rec center.  Second, it sits on a nearly 10,000 sf lot and has a great backyard!  Check out the photos, for Stapleton this is a monster yard.

If none of those new listings catch your eye what about these 4 spec homes from the builders?  (A “spec” is just a new build home that’s already under construction or completed but still available for sale)  Few thoughts on these specs…  First, that Infinity Luxe model home  for sale on 61st Drive is stunning!  And the condo complex now under construction at 35th Ave is really interesting.  We have a client purchasing an income-qualified unit in that complex and he’s excited about the location next to light rail with easy access to the highway to get to work.  We’d love to help a buyer interested in any of these specs!

Under Contract Neighborhood Listings

There were 15 homes that went under contract this week.  Of the 15, 7 of them went under contract in the first week.  So the well-priced homes that show well are moving really fast still.

All Active Neighborhood Listings

There are 59 total active listings in Stapleton right now.  With about 15 homes going under contract each week that means we have about 1 month worth of inventory on the market.  That low housing inventory level means sellers still have most of the leverage in negotiations.  (There is a limit to that leverage though…as we see every once in a while when a seller shoots for a sales price way over the price of the comparable sales!)  Sellers still need to get the home looking great and price it appropriately for the best results.
