This Week in Stapleton Real Estate

Hard to believe it’s already the end of July – but before you break out the back-to-school and football gear – check out this week’s Stapleton real estate offerings!

New Stapleton Listings This Week

Townhouse of the Week- Parkwood Belmont

There are 7 new resale listings this week.  You read that right….7.  Seems like the market has gone on vacation – but even with this limited selection – there are some standouts, especially if you’re looking to live LARGE!  First up, (enormous) “townhouse of the week” – check out 5064 Valentia St listed at $800,000.  This Parkwood Belmont (like the model home in Conservatory Green) features over 3700 finished square feet with huge bedrooms and great views spread out over 3 stories plus a finished basement.  Yes, it’s a townhouse, but it’s larger than most single family homes in Stapleton and has those coveted south facing side decks!

Paired Home of the Week- David Weekley backyard

For our “paired home of the week” – feast your eyes on 5410 Tamarac Way.  This 4bd, 4ba David Weekley paired home is featured due to its massive yard.  Just wow – you have to see it.  Not only is the yard enormous, but you’re also across from a family friendly pocket park and next to the new Willow Bark Park!  How perfect is that?!  At $525,000, this home is a special find. Last but not least, this week’s featured single family is 9117 E 35th Ave. At over 4000 square feet, this Infinity home has room to spare along with a private courtyard, quick access to Jet Stream Pool and just a short stroll away from Central Park!  We would love to show you any of these amazing homes – just let us know!  Not finding the right resale? Remember that there are almost always some Stapleton “Secret” Inventory that we would love to help you with!

Under Contract Stapleton Homes This Week
10 Stapleton homes went Under Contract last week with those under $600k spending about 2 weeks on the market, and those over $700k spending about 4 months on the market.  Granted, this is a small sample – but it does highlight the fact that homes at higher price points are taking a bit longer to go under contract than most sellers would expect. Just be sure to be prepared if you are listing your home at the higher end of the market.  As always, regardless of a home’s price point, it is important to make sure your home is competitively priced when you list so that it garners the most attention when it is “fresh” on the market.

Sold Stapleton Homes This Week
6 Stapleton homes closed over the past week, with all but one selling for $550,000 or less. These homes came in at about 99% of list price and spent about 3 weeks on the market before going under contract.

All Stapleton Active Resale Listings
There are currently 33 active resale listings in Stapleton, which means inventory is pretty low again with only about 3 weeks of inventory available in the resale market.
