There are 17 new listings that hit the Stapleton market this week. This new inventory is a welcome sign in the market and it signals that the spring selling season is officially here.
I’m excited about two very walkable homes that I just listed in Central Park West this week.
The first is a large, highly upgraded “Berkeley” floor plan by Thrive Builders (formerly New Town Builders) located at 3249 Uinta St. 4 bed/4 bath/finished basement/open kitchen/living/dining area/professional landscaping/upgrades at every turn. The second is a 3 bed/3bath paired home that’s just steps from the new light rail station, located at 3448 Valentia St. Great walkable urban location but tucked into a courtyard so it’s not on any busy streets. There were just 3 Stapleton homes that went under contract this week. That is way below normal and I think the reason is Stapleton residents have been busy doing other things, like celebrating Easter and taking spring break trips with the kids. I suspect that is why the activity was slow this week on new contacts, which is also why the inventory is now up to 42 which is way more than usual lately. So if you’ve been looking for a Stapleton home and you haven’t been able to find one this may be your weekend!
There were 19 closed sale this week. As you’ll see if you scroll through them the appreciation in the area has been very strong over the last year.
With 42 total active listings we have about double the inventory we’ve seen lately. I think much of this inventory will be gobbled up over the next weekend or two but I do expect inventory to stay at a little higher level since spring is the busiest time of the year. For those who want to move this summer while school is out it’s not too early to contract on a home. Closings take 35-45 days and then many sellers want to rent back their home from the buyer for another 30 days so that puts you at a possession date of June 15th if you contact on a home today! So if you’re moving this summer, time to get going now!
