This Week in Stapleton Real Estate

Below are links to the latest active, under contract and sold listings in our Stapleton real estate market this week!  I’ve also included some off market opportunities and some quick move in homes from the builders!

Note that this post is mainly focused on the Stapleton “resale” market, if you want info on the latest inventory update from Stapleton’s 9 builders try our Builder Updates Section.

New Stapleton Listings This Week

We had 2 new listings hit the Stapleton market this week.  Understandably slow considering it was between Christmas and New Years.

Under Contract Stapleton Homes this Week

There were 4 homes that went under contract this week.  Even at this time of year buyers are out and looking for the right house.  I expect the buyer pool to grow as the new year starts.

Sold Stapleton Homes This Week

There were 3 sales this week that closed.  One that stood out is the condo that sold no MLK Blvd.  These DR Horton condos have appreciated nicely over the last year.

See All Stapleton Active Listings

There are now just 15 total active Stapleton homes!  That is the lowest resale inventory I’ve seen.  I expect this to start picking up in January as people move past the holidays.  I have quite a few active buyers (see what they’re looking for below!) and I know other agents do as well.  We just need some homes to hit the market so we can find what they need.

Resale Stapleton Buyer & Seller Needs

Do you have a home you want to sell that could fit these Stapleton buyers…

$400k – $500k range, anywhere in Stapleton, detatched home with at least 2,000+ finished sq feet.

$350k – $550k range, prefers South of I-70, attached or detached homes, very open to different options.

$500k – $600k range, prefers modern finishes if possible, wants a finished basement, no busy streets.

$500k – $600k range, north of I-70, likes Thrive/New Town and Standard Pacific.

$500k – $600k range, South of I-70 and detached single family homes only

$500k – $650k range, any area of Stapleton. Loves New Town Builders single family homes

$400-$700k range, South of I-70, wouldn’t mind being by Stanley, single family homes only.
