This Week in Stapleton Real Estate
It’s Friday, which means it’s time for our weekly review of the Stapleton real estate market. August isn’t really prime time for real estate sales, mainly because many of you are probably reading this from your phone as you sit by a pool somewhere other than Denver! Seems like everyone is on vacation. That said, we have a lot of insights to share that we’ve learned lately.
Info on things like the homes coming across from Runway 35 pool, the new build homes coming to Bluff Lake in the DPS school district, new homes available in the new “North End” neighborhood, info on specs you could move into soon & more!
Before I jump into all that I wanted to let you know about something really cool that we found out Wonderland Homes does. They offer 5% off their base price to buyers who are active or retired military, EMTS, firefighters & police officers! That’s big savings! Here are the details.
11 New Stapleton Listings This Week
Let’s start with the new resale listings. This week there were 11 homes that hit the market in Stapleton.
6101 Chester St listed by Debbie Joseph with Coldwell Banker
The one that caught my eye first was 6101 Chester St. It’s an Infinity “VIVE” home that was just built within the last year so it’s like building new but without the wait. I know that street and the great thing about this lot is it’s on the corner and across the street is a really cool park. You could sit on the back porch at your house and watch your kids while they play at the park. (that’s ok parenting, right?) Take a spin through the link above to see pictures of the wide open floor plan, glass walled office, white kitchen, master bedroom with soaring ceilings and a crazy big shower. I love this one.
I also want to cover a handful of interesting new build options buyers may want to know about.
If your drawn to the style of the 6101 Chester listing above but that one isn’t quite right for you then you may want to learn more about their last few Beeler Park lots in this recent post from Mariel Ross from Focus Real Estate.
Another good new build option that just came up is the David Weekley Rows they’re going to build right across the street from Runway 35 Pool. These 3 story town homes could be great for buyers that want a walkable, urban location along with a low maintenance lifestyle. Thrive Home Builders has a few good homes in their ZEN 2.0 series that will be ready for move in soon. They have this EDG plan in the low $700k’s and this AMP plan with a finished basement for just under $700k. These are the ones that have almost zero energy bills because they’re so energy efficient!
KB Home’s “Starlight” ranch style homes.
KB Home now has lots available in Stapleton’s newest neighborhood, “North End”, in all three of their home series. They have paired homes from the $400k’s, single family homes on courtyards in the $500k’s – $600k’s and huge mid century modern ranch style homes in the $700k’s – $800k’s. One of their homes in the $500k’s is a single family home on a 6,200+ sf lot which is huge for this price range! Check out all the details on these homes in this post.

13 Under Contract Stapleton Homes This Week
13 Stapleton homes went under contract in the last 7 days, with most taking a few weeks to sell. August isn’t typically the “sell in one weekend with 3 offers” type month unless you’re priced really well and the home is in perfect condition. For most homes it may just take a couple of weeks because the buyer flow is down while people are out on vacations before school starts in a few weeks. (the only person excited about that sentence is our 4 yr old Sloane who is PUMPED to go to school for the first time soon. Have you seen her new Paw Patrol backpack with matching water bottle? Stop by, she’ll show you. Watch out Bill Roberts!)

All Stapleton Resale Homes This Week
Stapleton has a total of 48 resale listings this week, which you can see in the link above. Before I go I wanted to get you just a few details about those new builds that will be built in Stapleton South of I-70. It’s rare to find a new build south of the highway so I wanted to make sure people know they’re coming, even though we can’t share too many specifics on them yet. The homes will be located in Bluff Lake just to the East of Moline Street. David Weekley Homes and KB Home will be the only builders with lots in the DPS school district and both builders will be building attached product (row homes for DW and paired homes for KB). Boulder Creek, Creekstone and Wonderland homes will have lots in the APS school district in this same area. They’ll probably release the DPS side lots around early 2019 but the APS side lots could come sooner so stay tuned. (If you want to chat about it in the meantime I’m happy to share what I know)
