This Week in Stapleton Real Estate

Below is the latest information on what’s happening in our Stapleton real estate market this week!

Our goal is to provide you with a quick, easy to use weekly snapshot that shows you details on this week’s new listings, under contract deals and closed sales!  Note that this is just focused on the Staleton “resale” market, I you want info on Stapleton new builds try our New Homes section.

I find that many Stapleton homeowners like to keep their eye on the market so this update will come out each Friday via Stapleton Scoop Facebook and Twitter.

New Stapleton Listings This Week

(Notes:  Just like last week there are 11 new resale listings this week.  Of these 11 new listings, 8 are in the $475k – $575k range which is really the heart of the Stapleton market in terms of price point.

Under Contract Homes This Week

(Notes:  9 homes went under contract this week alone!  All but 2 of them sold in the first week on the market.  It’s not uncommon right now for most listings to sell for over asking price so most of these probably higher than the prices you see listed.)

Sold Homes This Week

(Notes:  There were 7 sales this week that closed.  Of these 7, 5 of them sold for more than the asking price.  Wise sellers are getting their homes in great shape, putting them on the market for one weekend, pricing them reasonably and letting the market determine the ultimate price.  Start too high on the price as a seller and you’re missing out.

Overall there are a total of just 28 actively listed resale homes in Stapleton right now.  With 9 going under contract per week (as we see above) that says we still have less than one month of inventory available which is extremely low.  The 5 that are in the million dollar range seem to be moving slower than the mid and lower price ranges.
