This Week in Stapleton Real Estate

Below are links to the latest active, under contract and sold listings in our Stapleton real estate market this week!

New Stapleton Listings This Week

This week we again had just 2 new resale homes that hit the market.  Not real exciting if you’re a buyer eager to find a home.  That level of new inventory ties last week for the slowest week of the year for new listings in a week in the neighborhood.  Are we all slipping into holiday mode already?

Under Contract Stapleton Homes this Week

There were 12 homes that went under contract this week.  Over the last few weeks homes have continued to go under contract at a much faster pace than new homes are hitting the market.  That has resulted in our inventory trending down.  With 12 deals going under contract per week that equates to about 48 under contract deals per month.  We only have 22 total active resales available that means we’re now at about 2 weeks worth of inventory!  6 months of inventory is considered a “balanced” buyer/seller market so we are in a very strong seller’s market position right now.  If you have a home to sell now may not be a bad time even though traditionally spring is the prime selling season.  With interest rates still low and inventory in the neighborhood extremely low I think a well priced listing will do well even in the start of winter.

There were 5 sales this week that closed.

There are now 22 total active resale listings in Stapleton.  This is a ridiculously low level of inventory for a community with 6,500+ homes.  If your budget is under $500k there are only 5 options to choose from.  It’s slim pickins.

Last week I posted a handful of new listings coming in the pipeline.  This week I’d like to list a few active buyer needs that I have in case you have a home that may be a good match!

I am helping a buyer looking in the $500k – $600k range in Stapleton south of I-70.

Another buyer I’m working with is looking for a New Town Builders/Thrive home South of I-70 in the $500k’s – low $600k’s.  They love the Hale floorplan, which used to be called the Wellshire but we’d love to hear of any New Town homes coming soon.
