Friday morning, time to check out our weekly Stapleton real estate update!
In this week’s update we have a lot to share with you. New listings, a few open houses to tell you about, a beefy coming soon list (maybe you can find the right home before it hits the market!), an update on the income qualified housing program and an report on trends we’re seeing in the market so far in 2019! New Stapleton Listings This Week
This week there have been 12 new listings to come on-line in Stapleton. Here are a few of our favorites:
The first one I wanted to mention is our new listing in Wicker Park at 5237 Clinton St. This Thrive Home Builders single family home “Belcaro” floor plan is just a few years old so you get the benefit of a new build without having to wait through the construction process. Under Contract Homes This Week
There were 11 Stapleton homes went under contract this week. Of the 11, 4 went under contract in the first week. So the appropriately priced homes that show well are still moving very fast and you can expect multiple offers. We see plenty of other listings though that are over-priced and will sit for weeks before coming down in price or accepting lower than asking price offers. As a buyer be sure which type of property you’re bidding on, one that will go fast and needs a sharp offer or one where you can negotiate a bit. Have you noticed that not many income qualified homes have been on the “closed” list lately? That’s because the income qualified housing program with the City is having some major issues which is affecting buyers, sellers and builders. You can learn more about this in a Facebook post I did yesterday on the Scoop. Please share this if you know anyone looking to buy or sell an income qualified home any time soon as the issues are very likely to affect them.
Total Stapleton Active Listings
Stapleton has 46 active resale listings right now. That’s pretty consistent with what we’ve seen lately so we’re not seeing much of an increase in listing inventory yet, we expect more as we approach Spring. There market is very active lately. With around 44 homes going under contract per month right now we have just about one month worth of inventory on the market. (44 under contract per month compared to 46 total active for sale).
