Just like that, Denver’s Central Park is hopping! Our team at Focus Real Estate has been busy the past month (our team currently has 7 homes under contract around Denver on the buy and sell sides, with more to come!).
But that’s not what I’m referencing.
In case you missed it, the Scoop has been covering a lot of exciting new businesses and store opening announcements.
Here are just a few:
Sephora – Beauty enthusiasts, mark your calendars for November 2023 when Sephora will make its debut on the Shops at Northfield’s Main Street, near Bath & Body Works.
P.F. Chang’s – P.F. Chang’s is coming to 47th and Uinta, right across from Improv, in November 2023.
CAVA Mediterranean – CAVA is slated to move into Runway 35 North, just west of the new In-N-Out. We don’t yet have a firm opening date.
Three Arrows Gallery – Rebecca Fawcett on our team stopped by this new business that features products from local, woman-owned businesses. Now open!
First Watch Daytime – First Watch is also slated to move into Runway 35 North, just west of the new In-N-Out and across the street from CAVA. We don’t yet have a firm opening date.
This is just a small sample of the development news we’re following! You can read more here and be sure to follow us on Facebook and Instagram where we post a lot of development updates.
Before we dive in further, I wanted to feature three properties – two new listings and a new rental listing.
This is the perfect ranch-style home – and includes an impeccably designed finished basement and an amazing backyard complete with a flagstone patio, yard, and hot tub.
My favorite room in this 4 bedroom, 3 bathroom home Boulder Creek home? Walk down the stairs into the basement and check out the ultra-luxe media/family room. I love the stacked quartz and theater-style ambient lighting – great for movie night or watching the Broncos play! Don’t forget the calacatta quartz topped wet bar, complete with a beverage fridge and soft-close cabinets.
This home is listed by Mariel Ross for $840,000.
2657 Ironton Street, Denver, CO 80238 (Coming Soon! Will be active today 9/22)
This home is going live today! This gorgeous 4 bedroom, 3.5 bathroom Wonderland has a sun-drenched open-concept main level and is ocated in Central Park’s Bluff Lake neighborhood!
My favorite room? Head upstairs to the deluxe primary retreat with vaulted ceilings, 5-piece en-suite bath, walk-in-closet, and a private pergola-topped balcony. Imagine watching beautiful sunrises each morning on the balcony!
This home is listed by Rebecca Fawcett for $815,000 (Rebecca@Focus-Realtors.com).
If you’re looking for a gorgeous rental in Central Park, look no further! This 2 bedroom, 2.5 bathroom townhome is located on an idyllic tree-lined secluded courtyard. The best part? You’re only 1 block from the 80 acre Central Park.
This picturesque 3-story Brownstone-style home features hardwood floors, dual primary suites, and an attached 2 car garage with additional storage space. This townhome checks all the boxes!
This townhome is being rented by our property management company and Joe Phillips for $2,595 a month. You can contact Joe at Joe@Focus-Realtors.com.
Now, onto the update!
There are currently 72 active non-builder listings in Central Park.
This week we saw 15 new non-builder listings and “coming soons” in the neighborhood.
Right now there are 9 homes that are pending (meaning they are under contract, but have not yet closed).
13 homes closed this past week.
Disclaimer: Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Central Park, not just our own. It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well. Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear.
