New Row Homes South of I-70 in Stapleton!

Interested in brand new row homes by in Stapleton located South of I-70?  If so read on!  These are the only available new builds in Stapleton South of I-70 right now.

David Weekley Homes has just released their new row home series.  Maybe you’ve seen them, they are building 8 new row homes just to the South of Bladium on Central Park Blvd.  (plus more coming in Willow Park East soon!)

The row homes are three stories tall, they come in four plexes and they have 2,000 – 2,208 sf depending on the plan you choose.  There are two floor plans, the Siena (end units) and the Siena II (interior units).  Both plans have 3 bedrooms but the larger end unit plan also has a study.

Here are the floor plans and below them are my thoughts on each, after having walked the under construction units today:

The Siena plan has a lot going for it.  I love the fact that the main level is your garage, study and large mud room.  The living room, dining room and kitchen are all very open on the second floor which will be popular.  By having all of this on the second floor you avoid staring out onto Central Park Blvd and you’re instead looking at the mountains!  I also love that the master bedroom is in the back of the home on the second floor.  It’s quiet and provides easy access to everything on the same level.  Off the kitchen you have a good size patio, perfect for grilling or lounging.  Up on the third level you’ll find two additional large bedrooms, each with their own private en suite bathrooms, and a laundry area.

The Siena II plan also has a lot to offer.  The living room has 14 foot ceilings and tons of windows giving you lots of natural light.  Up a half flight of stairs you’ll find a huge kitchen (enormous island with plenty of room for entertaining!) which is completely open to a dining area and a huge private balcony which is partially covered.  If you’re entertaining I could see people congregating in this area.  Some buyers will like that this plan has 3 bedrooms all up on the third level.

Few more facts about these plans.  No basements.  2 car side by side garages (not tandems).  No additional HOA, just the $40 master HOA which we all pay.  The homes are under construction now and the model home will be done by late January.

So how much do these cost?  It looks like the all in price (after all selections are made) will be mid $400k’s for the interior Sienna II unit and high $400ks for the Siena end units.  This will vary based on the upgrades you pick but that seems to be a good ballpark.

Location is a mixed bag on these units in my opinion.  Here is a map showing the location and layout of the 8 lots.  Some people will love that it’s literally across the Street from Bladium, right around the corner from Puddle Jumper Pool and it’s close to several schools.   I come across a lot of buyers who would love to build new South of I-70 but that hasn’t been available for a long time so that will make these attractive.  Other buyers may like the homes but not love that they are on Central Park Blvd which is busy.  For those buyers there is good news, these plans will also soon be available in Willow Park East on Valentia St which is quieter.  (Check out where this this map)

If you are interested in these homes I’d love meet, give you a tour and talk through the process.  There are 3 units available right now to purchase that will be delivered in Feb/March 2016.  For these 3 units all selections have been made and here are the details.  If you’d rather pick out your own finishes they are releasing the next 4 plex on Central Park soon and those will be delivered in May/June 2016.  Lastly, if you want one of the 20 units up in Willow Park East those will probably start to be released in January 2016 with a summer delivery.  If you are interested I’d encourage you to start investigating the homes now as the best units and locations will sell first.

So if you are part of Bladium’s Cross Fit Stapleton gang (it is a gang, right?), or maybe a doctor from Fitzsimons medical campus looking for a low maintenance home these may be right up your alley!
