This Week in Central Park Real Estate 6.11.21

Before we jump into real estate, let’s talk food! As restaurants increase capacity and attempt to return to business as usual, we’re excited to see some new businesses open their doors in and around our community. Clean Eatz just opened up about 10 minutes from Central Park. Clean Eatz is a café offering healthy food options and specializing in prepared meals to make your life easy! See more in this recent post by Joe Phillips. Another new business to check out is Therizo Café and Tap. Therizo is and independent, locally-owned coffee shop and tap room located at 2890 Fairfax St. in Park Hill Commons (29th and Fairfax). Once again, Joe Phillips brings you all the details in this post. If you’re looking for something sweet, the Doughnut Club is officially open in the 29th Ave Town Center. Stop in and get a dozen to take home or ship a box to someone you love.

While is isn’t a restaurant, another place to grab dinner on a Thursday or Saturday night is from the food trucks at the concerts at Conservatory Green (49th & Valentia) and Founders Green (29th & Roslyn) which officially started again this week. Check out the concert schedule here. A community favorite, Hazel Miller Band, drew a great crowd in Conservatory Green last night (here’s a short clip). So, come hang with friends and neighbors while enjoying live music and tasty food this summer.

Now, onto the real estate update.

New Listings

We saw 14 new listings hit the market this week ranging in price from $395,000 to $1,650,000. I was surprised to see 4 listings over $1.2M!!! So, if you’re looking for a large home, this is the week to get out and tour. Two listings will definitely catch the eye of the gourmet chefs out there. Talk about upgraded appliances!!! I thought I’d highlight those two listings this week.

Under Contract

22 homes went under contract this week. With only 14 new listings, inventory is down a bit. No need to worry… more will be coming.

Sold

10 home sales closed this week. Half are north of I-70 and half are south of I-70. We’d like to extend a warm welcome to all the new neighbors.

All Active Listings

There are 22 active listings in the neighborhood. They range in price from $300,000 to $1,650,000. There are condos, townhomes, paired homes and single-family detached homes. If you don’t have an agent but would like to view any of the homes, give me a call or send me a text or email. I’d love to show them to you.

Coming Soon

3 properties, all north of 56th Ave will be hitting the market within the next week. This is likely not a comprehensive list of everything that will pop up in the next 7 days so stay tuned. If you’d like me to set up an automated search to notify you when new listings hit the market, let me know.

If the resale market doesn’t fit your needs and you’re considering a new build, this video from Joe Phillips provides some helpful information about how builder pricing works. If you’re not sure whether to buy a resale home or build new, this video discusses some of the pros and cons of both.

That’s a wrap on the real estate update. Have a great weekend and check out those new restaurants.

Disclaimer: Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Central Park, not just our own.  It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well.  Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear. Thanks for reading the Scoop!
