This Week in Central Park Real Estate 9.9.22

I think I can safely say we’re all ready for a little change in season with the cooler temperatures we should have this weekend!  If you’re looking for something the entire family can do this weekend (other than checking out one of our open houses), there are a few activities going on in or near the neighborhood.

Urban Farm Fest – On Saturday, September 10 from 9 am – 1 pm bring the family and enjoy the petting zoo, kid crafts, live music and local vendors.  Admission is free!

Central Park Farmers Market – there are just a few weekends left for the Central Park Farmers Market.  If you haven’t been yet, now is a great time to check it out.  Sunday morning on Founders Green (a.k.a, The South Green) you can find dozens of local vendors featuring fruits and veggies, artisan products, food trucks, live music and more!  The next one is Sunday, September 11 from 8:30 am – 12:30 PM.

And an event we are excited about is the Bill Roberts golf tournament.  You do not need to have a child to participate in this tournament.  See more information here – Central Park Scoop is Sponsoring a Golf Tournament…and You’re Invited!

Onto Central Park Real Estate News!

New Listings

Central Park has 13 new listings this week.

5823 Galena Street will stop you in your tracks.  Definitely a one-of-a-kind Infinity home located on a south-facing corner lot across from the green space in North End featuring some of the most beautiful upgrades I’ve seen in quite some time.  My favorite features (other than the dynamite location) would have to be the master bathroom (check out this spa-like shower!), stunning kitchen with amazing walk-in pantry, and the living room space which is warm and welcoming and the center of the home.  There are more upgrades than I have room to talk about but come take a peek for yourself at the open house Saturday from 11-1.  Listed by Joe Phillips for $1,575,000.  See video, photos, 3D tour and more HERE!

8134 E. 33rd Avenue is one of Focus Real Estate’s new listings this week.  This stunning Infinity home features 4 bedrooms upstairs, including an amazing primary bedroom, office space, mudroom, beautiful kitchen, awesome outdoor space and a 4-car tandem garage!  It is also located on a beautiful “mews”, which is essentially a pocket park, providing you with the benefits of living on a quiet green space without any upkeep or a 2nd HOA!  Come check it out for yourself at the open house Saturday from 11:30-1:30 or let one of us here at Focus Real Estate know if you’d like to schedule a private showing. Listed by Joe Phillips for $1,340,000.  Check out the 3D tour HERE!

Under Contract Homes

There were 9 homes that went under contract this week.  The average days on market before these homes went under contract was 34 days which is significant but important to understand if you, or someone you know, are considering putting your home on the market.  The days of homes going in a weekend are pretty much gone for the moment.

Sold Homes

Central Park welcomed 5 new homeowners this week.  The average list price to close price is 95%.  What does this mean?  Well, if you’re interested in buying a home, you’re in a good position to negotiate price and terms.  Of course every home sale is unique, but compared to the past year or so, buyers are in a great spot!

All Active Homes

Currently there are 59 resale homes in the Central Park neighborhood.  What’s great is the variety of home styles and price points.  There are several big and beautiful homes on the north side of the neighborhood (north of I-70) and stunning Central Park classic dream homes found on the south side.

8481 E. 54th Drive is a stunning Standard Pacific home that has 4 bedrooms, 4 bathrooms, awesome kitchen and main floor living area, low-maintenance backyard and highly-desired long driveway which is rare in Central Park.  The south-facing beauty is in a fantastic spot in the Willow Park East neighborhood near pools, parks, and Northfield High School.  Listed by Lisa Palladino and priced at $950k.

10852 E. 28th Place is a home that truly checks all the boxes.  Large bedrooms.  Check.  Open floor plan.  Check.  Awesome mudroom.  Check.  Large and finished basement. Check.  Perfect south side location – triple check.  Featuring 4 bedrooms, 4 bathrooms, over 3600 square feet and attached 2.5 car garage, and stunning cosmetic upgrades AND whole-home steam humidifier along with a Reme Halo whole-home air duct purifier.  Listed by Ashley Faller and priced at $1,075,000.  Check out the open house Sunday from 12-3 and/or check out all the photos, video, 3D tour and more HERE.

Disclaimer: Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Central Park, not just our own.  It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well.  Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear. Thanks for reading the Scoop!
