This Week in Central Park Real Estate 9.9.22

I think I can safely say we’re all ready for a little change in season with the cooler temperatures we should have this weekend!  If you’re looking for something the entire family can do this weekend (other than checking out one of our open houses), there are a few activities going on in or near the neighborhood.

Urban Farm Fest – On Saturday, September 10 from 9 am – 1 pm bring the family and enjoy the petting zoo, kid crafts, live music and local vendors.  Admission is free!

Central Park Farmers Market – there are just a few weekends left for the Central Park Farmers Market.  If you haven’t been yet, now is a great time to check it out.  Sunday morning on Founders Green (a.k.a, The South Green) you can find dozens of local vendors featuring fruits and veggies, artisan products, food trucks, live music and more!  The next one is Sunday, September 11 from 8:30 am – 12:30 PM.

New Listings

Central Park has 13 new listings this week.

Under Contract Homes

There were 9 homes that went under contract this week.  The average days on market before these homes went under contract was 34 days which is significant but important to understand if you, or someone you know, are considering putting your home on the market.  The days of homes going in a weekend are pretty much gone for the moment. 

Sold Homes

Central Park welcomed 5 new homeowners this week.  The average list price to close price is 95%.  What does this mean?  Well, if you’re interested in buying a home, you’re in a good position to negotiate price and terms.  Of course every home sale is unique, but compared to the past year or so, buyers are in a great spot!

All Active Homes

Currently there are 59 resale homes in the Central Park neighborhood.  What’s great is the variety of home styles and price points.  There are several big and beautiful homes on the north side of the neighborhood (north of I-70) and stunning Central Park classic dream homes found on the south side.
