Let’s start with the new builds. Here are 5 available new builds available now from builders like Lennar and Brookfield Residential. There are more new builds to come but they often get snatched up as soon as the builder releases them. Part of what we do as buyer’s agents for our clients is help them find the home they want, then stay really close to the builder so we can get it as soon as it’s available.

There are 18 new listings in the neighborhood this week! That’s more new listings than we’ve seen in a while and we think it’s the start of the “pop” in the market we see once people are settled back into the school routines and ready to make their move.

Under Contract Homes
This week 11 Central Park homes went under contract/pending. The median “days on market” was 12 days, meaning half of them sold in less than 12 days and half took more than 12 days. From what we’re seeing, the well-priced home that’s staged well is still selling in the first week and is likely to get a few offers. The sellers that shoot for the moon on their price end up sitting on the market for weeks and often times have to drop their price later. Price it reasonably to start, based on the sales price of comparable homes, and get the benefit of having multiple buyers interested!
