We’re excited to show you 4 amazing new listings we have this week in Central Park! Learn about those, when you can pop by all 4 open houses, & some info on available new builds all in this week’s update.
Let’s start with the new builds. Here are 5 available new builds available now from builders like Lennar and Brookfield Residential. There are more new builds to come but they often get snatched up as soon as the builder releases them. Part of what we do as buyer’s agents for our clients is help them find the home they want, then stay really close to the builder so we can get it as soon as it’s available.
Speaking of new builds we have a few new posts for you…
First, Kailee Ackerman from our team just shot this video today providing you with 3 things to know about building with Brookfield Residential in Central Park right now.
Second, Mariel Ross from our team just published the Central Park Scoop Youtube video below titled “5 Things to Know about Your Brand New Home”. If you just bought a new home, or if you’re about to, you’ll appreciate Mariel’s tips & tricks related to things from that weird smell coming from the laundry room to a suggestion on a smart water monitoring device to help you avoid a costly leak!
There are 18 new listings in the neighborhood this week! That’s more new listings than we’ve seen in a while and we think it’s the start of the “pop” in the market we see once people are settled back into the school routines and ready to make their move.
Of the 18 new listings in Central Park this week our team at Focus Real Estate is excited to be listing 4 of them. Below is info, pictures, drone footage, 360 tours & more on each of those four listings, as well as when we’ll be holding them open this weekend! (Side note: If you’re looking to sell soon and you want to use a neighborhood expert with customized fees to fit the situation we’d love to chat!)

This week 11 Central Park homes went under contract/pending. The median “days on market” was 12 days, meaning half of them sold in less than 12 days and half took more than 12 days. From what we’re seeing, the well-priced home that’s staged well is still selling in the first week and is likely to get a few offers. The sellers that shoot for the moon on their price end up sitting on the market for weeks and often times have to drop their price later. Price it reasonably to start, based on the sales price of comparable homes, and get the benefit of having multiple buyers interested!
10 homes have closed this week in Central Park. Want to be nosy and see what they sold for? We won’t tell anyone… you can see that in the link above.
Curious what your home would sell for? Or maybe what projects you should do to prepare your home for sale? We’re happy to have one of our teammates come by and provide that information for with no obligation! My contact info is below to get started.
You can see all 35 actively listed Central Park homes in the link above.
Not quite ready to buy but need to find a home to rent? The link above has 3 options for you.
And heads up I’ll have a carriage house for rent soon available mid-October. Rent will be $1,600 per month and it includes WiFi and all utilities. Pictures and additional details to come in future real estate updates, but if you want more info now contact me and I can provide it.
That’s it for the real estate update this week! If we can help you buy or sell in Central Park please reach out to me at (720) 299-1730 or email@example.com.
Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Central Park, not just our own. It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well. Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear. Thanks for reading the Scoop!
