This Week in Central Park Real Estate 7.16.21

I’m just going to cut to the chase and get to the nitty gritty of what’s happening in the world of real estate for the Central Park market this week.

This week, DMAR (Denver Metro Association of Realtors) released their June market overview report.  It’s always interesting to see the stats from month-to-month in the Denver real estate market.  (You can read the report HERE).

One interesting stat was that Denver gained the most workers in the last 12 months from New York City, San Francisco bay area, and Chicago.  To put it into perspective, for every 10,000 LinkedIn members in Denver, 9.56 moved from New York City.  Colorado also gained about 100,000 new people between July 1, 2019, and July 1, 2020 (this includes births and migration).  Colorado has gained about 760,000 new people since 2010!

With the migration of folks moving to the Denver area, you are probably not surprised to see the real estate market continually in the seller’s favor.  However, there was a slight cool down that happened in June, which is something we have seen year over year.  It is a nice break from the craziness that was happening earlier in 2021.  We are seeing slightly more listings, and these listings are now taking a few more days to get under contract and most of these homes are not going dramatically over (like $75k +) over the list price.  Disclaimer – there are still plenty of homes that are (and will) go significantly over asking.  Here at Focus, we strive to give our sellers an outstanding experience when selling their home.  Homes that are in great condition, staged well, and priced appropriately are still going under contract quickly at prices well over the asking price.

This week we saw 17 new listings come onto the market.
