This Week in Stapleton Real Estate

It’s Friday afternoon, time to take a few minutes to check out what’s happening in the Stapleton real estate market.  Each week we take time to review the new listings, under contract homes and sold transactions to see what we can learn…and we share it with you!  Check it out below and let us know if we can help you out with a move this summer.

New Stapleton Listings This Week

We had 9 new listings hit the Stapleton market this week.  If you’re looking for an attached home below $500k I love the green space out in front of 8060 E 50th Pl.  I also like the look of the new Infinity that was just listed at 7962 E 33rd Ave in Central Park West.  (By the way, if you love Infinity they have some amazing new build plans out in Beeler Park now…check out the details here.)

Under Contract Stapleton Homes This Week

There were 19 homes that went under contract this last week!  Considering we only have 43 total active listings on the market that means things are still moving quickly.  Of the 19 homes that sold this week, 8 of them were also just listed this week.  We listed two homes last week and they both sold in a few days, some with multiple offers.  So well priced homes that show well are still in very high demand.  On the other hand, you’ve probably noticed some homes that have been sitting for a while.  Sellers are still largely in the drivers seat but you still have to price it right and make sure it’s in good showing condition, otherwise your house may sit for a while.

Sold Stapleton Homes This Week

There were 11 closed sales this week in the neighborhood.

All Stapleton Active Resale Listings

There are currently 43 active resale listings in Stapleton, down just a bit from last week.  I actually cheated and left in one builder listing, the new Thrive Home Builders “Panacea” listing at 6122 Akron St.  It’s still under contract so they don’t have pics available yet but you can check out the renderings and floor plans if you click on the listing.  I’m intrigued by this series and can’t wait to see the models when they’re completed.   You can learn more about the Panacea series here.

Resale Stapleton Buyer & Seller Needs

Here’s what we’re keeping an eye out for our buyers!

– Under $325k, anywhere in Stapleton, 2+ beds (not part of the affordable housing program)

–  $600k or less, anywhere in Stapleton, 4+ beds, 2,000 – 2,500 finished sf (including basement)

– $800-$950k range, Central Park West location only, 3000+ finished sf, like Parkwood and Infinity homes.

Sellers Coming Soon…

– Low $600k’s – Thrive Home Builders “Belcaro” floor plan in Central Park West. Corner lot, open layout, tons of upgrades and a finished basement! 4 beds and over 3,000 finished sf. This one is a good fit for someone with patience; it won’t hit the market until Fall with a late 2017 possession date for the buyer.
