This Week in Central Park Real Estate 4.15.22

Happy Friday!  Lots to celebrate and be excited about this weekend.  For those of you who celebrate, enjoy Easter!

Speaking of Easter, we have a few things to share with you:

First, the Conservatory Green Egg Hunt (which is always aweome!) is this Saturday 4/16 from 9:30 – 11:30.  Please stop by our Central Park Scoop/Focus Real Estate booth and say hi.  We have vouchers for free beverages from “Beeler Perk”, that cool coffee truck you’ve been wanting to try!  They’ll be there so come by, grab your voucher and enjoy a delicious coffee on us!  No catch and no sale pitch, just a gift from us to you.  Here are the event details on Facebook, please RSVP if you’re going to attend!

Second, if you can’t attend that event but you’re curious about other Easter related events in the area we have you covered.  Ashley Faller from our team just put together this post for you.  “Have an Egg-cellent Easter in Central Park”.

Ok, we’re excited about the beautiful weather and Easter, but we know you clicked on this to check out Central Park real estate.  So let’s jump into the latest listings!

Coming Soon Listings

There are 6 coming soon listings in Central Park at the moment.  That just means they will be live and available for showings within the week, but they aren’t yet.  So if you love any of these you can’t see them quite yet, but your agent can start researching them and making a game plan for pursuing them if you’re interested.

Of the 6, check out this one!

9332 E 59th Pl:  $974,799

Listed by our friend Ken Greenfield with Corcoran Perry & CO, this Thrive Home Builders “plan 4” home was my favorite plan from this series!  I love the open concept main level, large office, white kitchen and tons of natural light throughout the home.  The huge wraparound porch and awesome backyard are also standout features for me.  With over 2,300 sf above grade, a finished basement and 6 bedrooms we think this one is going to sell quickly.

New Listings

This week there are 15 new total listings on the market in Central Park.  In the last few weeks after spring break we’re starting to see more inventory come on each week.  (A welcome sign for buyers!) Even though the volume of new listings each week is increasing and interest rates have been increasing, the market has been absorbing new listings just as quickly as they come on, keeping the market inventory low still.  But hey, we’ll gladly take some new inventory so we’re happy to see a few more options lately!

Here are a few of our favorite new listings for the week in Central Park:

5855 Chester Way: $1,495,000

Listed by Rebecca Fawcett and Mariel Ross from our team at Focus Real Estate, this 5 bed/4.5 Parkwood “Chestertown” home is a stunner!  First of all, it sits on a corner lot across from open space with playgrounds, a pool, basketball courts and a future pump track all just blocks away. Buyers are going do adore the wide plank hardwood floors, plantation shutters, 10 foot ceilings and timeless Parkwood style.  Massive finished basement, 3 car garage and a huge backyard!  You just need to check this one out and here are a few ways to do so.  You can guide yourself through using this 360 tour or you can pop by our team’s open houses this weekend.  We have one today, Friday 4/15, from 4-6pm and again tomorrow, Saturday 4/16, from 1-3pm.

5987 Boston St: $725,000

This David Weekley paired home in Beeler Park is listed by yours truly.  This home is available for quick possession, which means as soon as you can close it’s all yours!  (That seems rare these days where most sellers need a leaseback where they get to stay in the home for a while after closing.)  With 3 bedrooms, a loft, a finished basement and beautiful finishes throughout this one is impressive.  When you walk in you’ll love the openness of the main level.  The living room and dining area are open to the large white kitchen that includes a massive island, shaker style white cabinets, stainless steel appliances, and custom lighting.  Take the 360 tour, check out our informal Facebook Live tour from yesterday and reach out if you’d like to set up a private showing. You can call or text (720) 299-1730.

Under Contract Homes

This week 24 homes went under contract in Central Park in the last week.  Remember above when I was excited about 15 new listings this week?  That’s still not enough to keep up with this buyer demand! (As shown by 24 going under contract in just the last week.)

Some buyers are understandably getting worn out by the bidding wars.  We get it!  There are still some new build homes left that could provide an alternative.  Remaining builders include Infinity, Parkwood, David Weekley, Wonderland and Brookfield Residential.  Interested?  Grab our North End Builder Cheat Sheet to zone in on which builders could be the best fit for you based on price, size, and more.

From time to time builders will have a “spec” home for sale, meaning one that has the selections made but is not yet sold.  Thrive has one of those right now and you can check out the details here in a post from Lisa Palladino on our team. For more information on this luxury spec home Lisa can be reached at (303) 564-3734.

Sold Homes

There were 23 homes that sold and closed in the neighborhood this week.  You can check those out in the link above.  This section is also unofficially known as the  🤯 section!

All Active Homes

There are 23 total active listings on the market in Central Park at the moment.

That’s it for this week’s update.  We hope you get a chance to enjoy the beautiful Colorado spring weather and a wonderful Easter weekend.

**Focus sells homes for a 2.0 % listing commission.  Neighborhood experts, flexible commissions to fit the situation.**

Disclaimer:

Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Central Park, not just our own.  It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well.  Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear. Thanks for reading the Scoop!
