Wednesday was International Women’s Day. If you missed the opportunity to celebrate and honor the many incredible women of our past and present, don’t fret! March is Women’s History Month and there are events going on throughout the coming weeks. This Saturday, March 11th, from 10:00am-6:00pm, the Stanley Marketplace will host their celebration with a makers market, open mic performances, and live music by female entrepreneurs, writers and musicians. Under Contract Homes

This past week 7 homes went under contract in the neighborhood. Four were detached single-family homes, while three were attached paired homes or rowhomes. Four were north of I-70 and three were south. The stats I find most interesting are the days on market. The average days on market was 11 and the median days on market was just 5. This confirms what we’ve been seeing the past few weeks: buyer activity has increased, and homes that show well and are priced right are selling rather quickly.

Sold Homes

Six resale properties sold this past week. There was a mix of single-family homes, paired homes and a condo ranging in price from $505,000 to $1,575,000. To the new homeowners: welcome to the neighborhood. Considering a future sale and curious what your home is worth? We’re always happy to do a free, no-obligation valuation for you.

All Active Homes

There are 35 active resale listings on the market in Central Park right now. An additional 16 new construction homes with move-in dates between March and August (giving you time to sell a current property if need be) are also available for contracting right now. You can view those new construction homes here. See more details on Brookfield’s Cadence Townhomes in this post. Infinity, Brookfield, Boulder Creek & David Weekley all have additional new construction options with closing dates beyond summer 2023. In this post, you can see the rowhomes David Weekley has coming. Feel free to reach out to me for more information on new construction options.

Outside of Central Park

We love Central Park, but sometimes work, extended family, a desire for quicker access to the mountains, or golf course living might be calling you to other areas of the metro. I thought I’d highlight a few options outside of Central Park.

Nestled in Sterling Ranch (between Roxborough and Chatfield State Parks), this luxurious Parkwood Homes’ ‘Chesapeake’ plan boasts 10’ ceilings, lovely millwork, and stunning oak floors. The basement is complete with a wet bar, additional bedroom, full bath and storage. Don’t miss the attached 3-car garage, convenient mudroom and private backyard with deck and low-maintenance turf lawn. Listed for $1,150,000 by Mariel Ross with Focus Real Estate.

6995 S Netherland Way:

Have you ever wanted to build a truly custom home? Have you ever wanted to live on a golf course? Well, you can do both! This corner lot is over 10,000 sq ft and is located in the established Saddle Rock Golf Club neighborhood of the Cherry Creek school district. While build plans need to be approved by the homeowners’ association, you can work with the builder and architect of your choice to design your dream home from the ground up. If you want a jumpstart on the process, there are two sets of plans that have already been submitted for review (1 fully approved). The lot is listed for $270,000 by Kailee Ackerman with Focus Real Estate.

Lastly, I want to highlight our property management company. Focus Real Estate Property Management offers full-service property management for landlords who prefer to be more hands-off, as well as basic tenant placement for landlords who are comfortable doing their own maintenance and turnover. If you’re not sure which option is right for you, this guide will help you decide. Curious what your home would rent for? Check out Joe Phillip’s video, discussing what various property types rent for in Central Park.

Disclaimer: Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Central Park, not just our own.  It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well.  Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear.
