This Week in Central Park Real Estate 12.9.22

Can you believe that Christmas is only 2 weeks away? If you are still looking for gifts, there are some fantastic local options around Central Park.  If you have someone on your list who is hard to shop for, check out our daily spotlight on local businesses on the Scoop Facebook and Instagram pages.

And, it’s also time to start talking about 2023 school choice.  If you are new to the neighborhood, have kiddos who will start ECE, kindergarten, middle school or high school, check out Rebecca Fawcett’s latest interview with Keely Buchanan with Colorado Educational Consulting.  She is a school choice consultant and expert.  There is some valuable information in here if you have never been through (or even have been through) the Denver school choice process.

New Listings

This week we saw only 1 new home come onto the market – but it’s a good one!  6009 Boston Street is a fantastic 5 bedroom/6 bathroom home on a corner lot in Beeler Park.  This Lennar NextGen home is the Legacy floorplan which includes a separate living suite.  Listed by Symantha Rodriguez with Liv Sotheby’s for $1,350,000.  Check it out in person as well at the open house from 12-2 on Saturday.

Under Contract Homes

This week there were 4 homes that went under contract in Central Park.  Three of the four homes were located on the south side of the neighborhood.

Sold Homes

This week we saw 8 homes close in Central Park.  The average days on market for these homes was 32 days and the average close price was $942,384.

All Active Resale

And this week there are 35 fantastic resale homes available in Central Park.  Within these 35 homes, there’s a wide range of homes from large Infinities in the North End to fantastic paired homes on the south side of the neighborhood and everything in between.

These market stats we are seeing this week are in line with what we have seen in previous years.  The selling season tends to taper off towards the end of the year and ramps up after the first of the year into the spring selling season.  A word of advice, if you are interested in purchasing a home, this is a fantastic time of year as there are fewer buyers and more choices in home inventory.

New Build Homes

If you aren’t seeing anything on the resale market that strikes your fancy, there are still several new build homes available.  The majority of these homes are either move-in ready or very close to it.  Check out the links below for more specific information about what builders have available in the North End:

And before we wrap up, I want to make sure we mention this new guide we just created specifically to help anyone moving here to work at Anschutz Medical Campus solve their biggest 5 problems! (Finding a neighborhood, selecting a lender, short term housing, schools & moving resources!) Please share this with any medical professionals you know that may find it handy.  “Living Near Anschutz” Guide

Have a wonderful weekend, Central Park!

Disclaimer: Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Central Park, not just our own.  It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well.  Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear. Thanks for reading the Scoop!
