Welcome (almost) to 2023 Central Park friends!

As we close out last year and turn the page to a new, fresh start in 2023 (wow, it feels weird just typing 2023!), here at the Scoop and Focus Real Estate we like to pause and reflect on the prior year and then fill up our gas tanks, so to speak, with excitement and energy with the goal of having a great new year. 

Our team has been fortunate to close just over $100M of deals in Central Park so far this year.

This doesn’t include our team’s deals elsewhere in the Denver metro. Thank you to our clients, friends, vendors, and everyone else who has made this year a success!

Before I dive into our real estate update, I’m writing this Scoop post as snow slowly falls outside my office window. What’s the first thing I think about when that happens? Skiing! Heading in a different direction, I wanted to quickly clear up a misconception I’ve heard recently. The short story is some folks think there are no new homes or lots available in Central Park’s last neighborhood, North End. Or inventory is so limited that it’s not worth checking out.

This isn’t quite true, as there are dozens of different new home opportunities with different builders in North End. So if you thought you missed the boat on building a new home in Central Park, you still have time.

Our team meets with Central Park’s builders often. We have great information on what’s currently available, including both dirt lots and spec homes. We also published a series of blog posts 45-60 days ago that map out what was available then. Though some things have changed, a number of these lots and spec home are still available. Average days on market for active listings is 62 days – so a little over two months!

This week we saw 2 new, non-builder listings in the neighborhood.

Right now there are 5 homes that went under contract this past week.

Closed Homes

And we also saw 4 homes close.
