On to the neighborhood real estate…

New Listings

This week 19 new and coming soon resale listings hit the market in Central Park.  This is a nice chunk of new options for buyers, and with interest rates on the decline lately, I envision quite a few of these homes being purchased before the holidays start.

Here are a few of our favorites from this new batch of homes:

2662 Alton: $1,147,000

Under Contract Homes 

There were 8 homes that went under contract in Central Park in the last week.  We’re seeing most homes taking multiple weekends on the market before it goes under contract.  That said, if you are in the market for a home and the perfect one pops up you may want to act quickly.  A local agent can help you understand the urgency on new listings, which always varies based on the pricing, condition and overall appeal of the home.

There were just 4 homes that closed in the past week, in a variety of price segments. You can see those in the link above. 

Total Active Central Park Listings

There are 104 total resale active resale listings on the market in Central Park right now.  Inventory has trended up lately, which is similar to what we see in the Denver market as a whole.  We expect that with rates dropping lately most of these homes will be absorbed by buyers.  That said, there is no margin in this market for sellers to overprice their homes or show them in poor condition.  Buyers do not generally have the urgency they used to have and they have more options, so sellers need to have their home priced right and looking great.
