In Central Park this week there are 17 new listings, 20 that went under contract, 12 that sold and 78 total active listings. We’ll show you all those and more in this week’s update as we head into the long holiday weekend!

Under Contract Homes
There were 20 homes that went under contract in Central Park in the last week. Of the under contract listings, 8 of the 20 went under contract in the first week. That leaves 12 that took longer and many of those took 3-4 weeks to sell. This tracks with what we’re seeing overall, some homes sell that first week, but many take a little more time…which is historically very normal! It actually still indicates we’re in a seller’s market. The market was just so used to all homes selling essentially right away the last few years that we’re now having to help sellers adjust mentally to homes sometimes taking a month or so to sell.
Sold Homes
There were 12 homes that closed in the past week, in a variety of price segments. One take away from looking at these is there is no rule of thumb you can say about what a home will sell for compared to it’s list price. Multiple homes sold below asking price, but you also had several that went over asking price. Each listing and situation needs to be looked at on a case by case basis to decide how much to offer on a home, and a good local agent can help with that!
