2235 N Verbena St: $739,989

Listed by our friend Ken Greenfield with Corcoran Perry & Co, this gorgeous Central Park two story home has a massive side yard!  Check out the picture above, you can’t find a home with this size yard in the $700k’s!  It’s definitely what caught my eye initially, but then you see the inside of the home and it’s wonderful as well!  This popular Yorkshire floor plan has a sunken living room with a couple of steps up to the dining room and kitchen. The kitchen features cherry cabinets with under cabinet lights & pull out shelving, new quartz countertops, SS appliances, new under mount sink & faucet and a pantry. The house has been professionally painted recently- interior and exterior and fence. The carpet and LVP were installed in 2020. The 2 car attached garage is finished, painted and has a radon mitigation system. 2 additional parking spaces in the driveway, a bonus in this neighborhood. The private courtyard is managed by a secondary HOA. This HOA covers the water for the private yard as well. The yard sets this house apart. It was professionally landscaped and has plenty of room for the next owner to create the outdoor living spaces needed. The lot is an “alley corner” with no neighbors to the east, providing privacy and open views to the neighborhood. For more info on this one you can stop by and see Ken at his open house this Saturday 5/25 from 10:00am -1:00pm.

Under Contract Homes

There were 20 homes that went under contract in Central Park in the last week. Of the under contract listings, 8 of the 20 went under contract in the first week.  That leaves 12 that took longer and many of those took 3-4 weeks to sell.  This tracks with what we’re seeing overall, some homes sell that first week, but many take a little more time…which is historically very normal!  It actually still indicates we’re in a seller’s market.  The market was just so used to all homes selling essentially right away the last few years that we’re now having to help sellers adjust mentally to homes sometimes taking a month or so to sell.

Sold Homes

There were 12 homes that closed in the past week, in a variety of price segments.  One take away from looking at these is there is no rule of thumb you can say about what a home will sell for compared to it’s list price.  Multiple homes sold below asking price, but you also had several that went over asking price.  Each listing and situation needs to be looked at on a case by case basis to decide how much to offer on a home, and a good local agent can help with that!

All Active Homes

There are 78 total resale active resale listings on the market in Central Park right now.

Here are a few of our current active listings we wanted to make sure you saw!
