This Week in Central Park Real Estate 12.4.20
You’ve heard it time again over the last few months, either this exact quote or undoubtedly something similar: “Denver is in a historic real estate market.”
This might sound like overly optimistic marketing-speak that might not tell the entire story about Central Park’s and Denver’s overall real estate market. While there’s some truth to this (certain homes and price points are not selling as quickly and/or at the same record prices as other homes and price points), but broadly speaking I think the statement is fair – we really are in a historic real estate market.
Just pause on a few of these November real estate numbers, courtesy of the most recent DMAR Real Estate Market Trends Report:
- Median days in the MLS for detached single family homes in the Denver metro was 5 days in November, a tie for the lowest number on record.
- Active listings for both attached and detached single-family homes was 3,415, surpassing the previous low set in December 2017 of 3,854.
- There was a record high average close price for combined single-family detached/attached properties and detached single-family homes ($549,756 and $615,766).
- Months of inventory hit another record low at just .71. For the single-family detached market, Denver only had 1,755 houses currently available for sale (.51 months of inventory). According to DMAR, “[t]his means, in theory, if no houses were put on the market for two weeks, there would be nothing left to sell.”
I’m not sure about you, but I find these numbers amazing. The takeaway? If you’re thinking about listing your home in Central Park or elsewhere in Denver, there’s a, yes, potentially historic opportunity in front of you. And if you’re a buyer, it’s never been more important to secure the best possible financing you can, understand the micro market and homes you’re interested in, and write the perfect offer.
