New Town Builders Latest Stapleton Lot Release!

Over the weekend New Town Builders released some new lots so I figured it was time for an update on their available home & lot inventory in Stapleton.  At this moment they have lots available that work for every one of their single family detached home floor plans which is rare.  Here is the Scoop!

(Before you dig into the specific lot information below on each series these 2 things may help:

1.  Here is an overview map of Stapleton so you know where we are talking about within the bigger picture.  The lots in question are in the very Northeast section of Stapleton (just south of 56th at the top of the map).

Solaris II Series

New Town just released 6 lots in their “Solaris II” detached single family home collection in Stapleton’s Willow Park East neighborhood.  The lots are all located along Uinta Way.  The 6 lots are in two different sections of lots along the street.  Take a look at this map where I show where the 6 lots are located.

Of the 6, 5 are still available.  There is one “Hale” left, one “Belcaro”, one “Merrill” and two “Speer” floor plans available.  So for at least a short period of time buyers have a  choice of all four of their Solaris II floor plans!

These homes are all located on the interior of the neighborhood on what I expect to be a quiet street which makes them appealing.  (I can’t predict traffic patterns 100% but I don’t see that Uinta Way will become a main artery for any reason)

One of the most appealing lots of the bunch to me is the Speer that is the northern most corner lot out of the lower cluster.  (See map attached I above)  This corner lot will be over 4,000 sf, will have a very nice wraparound porch and because it’s a Speer (their most affordable plan) the price will still be attractive.  The “Hale” will also appeal to a lot of buyers because it’s over 2,200 sf not including the finished basement.

The lot premiums range from $15k – $22.5k on these lots.  Overall these are a great fit for someone looking to move in between October and the end of 2015 and looking to spend $475k – $575k on their home “all in” (meaning base price + lot premium + structural selections + finishes + optional finished basement)

In addition to these 6 new lots New Town also has a few other Speer and Merrill floor plans in Willow Park East.  So for the time being you have a few options if those are your desired plans.

ZEN series

In the ZEN series, their super energy efficient home series, they have 11 lots available.  Here is a map showing the location of the 11 lots in Willow Park East.  Of these lots, I prefer the ones that are down by 54th Dr and Verbena St.  I think those lots are in a quieter part of the neighborhood that will have less traffic.  In that 54th Dr/Verbena cluster they have 2 “Horizon” plans, 2 “CrimZEN” plans and one “ArtiZEN” plan available so as of this moment you have all of their plans available on what I consider to be good lots. (it’s a very subjective process deciding which lots are “good” so I realize everyone will have their own opinion)

These ZEN lots are a good fit for a buyer who values energy efficiency (basically no monthly utility bills because of solar and green building practices!), wants to spend roughly $55ok – $600k and is looking for a move in time of late spring to late summer 2015.

Row Homes

In their Row Homes collection New Town Builders also has options available for you.  They currently have several locations in Conservatory Green available including several lots that are right next to the actual “Conservatory Green” where many of the community events will be hosted.   These locations will be very walkable to shopping, pools, community events and more.

These are a good fit for buyers who are looking for town homes in the very high $200k’s to upper $300k’s (depending on plan selected, finishes and location).  I don’t have a great map of these lots to share via the blog but can email you some specifics if needed.  Here is the builder’s website where you can learn more about the 3 row home plans.

So to summarize, New Town Builders has more options available than I’ve seen in a while due to this newest release.  Anyone who is looking for a home right now in the Denver metro area knows how low inventory is so I expect most of these lots to move quickly.
